You can't sign for a spouse in most states anyway. If you live in a community property state his debt is your debt regardless.
But, for your question, no, you have to have good enough credit to qualify for the loan yourself in order to co-sign for another person. |

The odd thing about credit is that if you don't have debts you may be regarded as a worse risk than if you have a history of them, If you have debts and a good record of making the due payments on them, you show yourself to be unafraid of commiting to borrowing and to have a responsible attitude towards repayment. If you have no debts there is nothing on which to assess your reliability. |

During the better days of the mortage industry, you can. There is this thing called 'Alternative Credit'. You profivide the financial institution up to 4 alternative ways/means to know if you pay on time and they will have to send this information to the credit bureau and you will get a credit score.
Examples of these are buying jewelry, paying your mechanic, cellphone bills, electricity.....etc...
Today, they have either abolished that guideline or have toned down a bit. Its better to start off with a department store credit card to build up your credit. Buy one thing, then pay it off 10-15 days before the bill arrives.
You can be on the title though, if you're married, or a domestic partner. You won't be financially obligated, but you are still part owner of the property. |

On a mortgage the lender goes bases everything off the lower credit score of both borrowers, so if you cosigned on the loan and your score was lower, they'd use yours. This doesn't matter that your husband is the breadwinner. Now if you don't have a credit score at all, than you can be on the loan because they would would have to solely base the loan upon your husband's credit anyway. It would probably be best to leave you off the loan entirely to get the best deal. If it's a purchase you'll still be able to sign the Warranty Deed as a buyer, you just wouldn't be on the loan. |

If you have no scores, you need a mortgage program that will allow the co-borrower to have no scores. Then the program may have a requirement for alternative credit lines (car insurance, utilities, rental history, etc.). However if you are the co-borrower and the borrower has an acceptable credit history, the alternative credit requirements may not be as strict. No credit is better than bad credit. Whether or not you are an acceptable co-signer would depend on the lender's specifications. They will determine that.
However, a word of caution on co-signing. Do you understand that as co-signer you 100% responsible for repayment of the mortgage? If the primary signer can't (or won't) pay it is entirely up to you. And you don't even end up with home ownership when all is said and done. Think carefully! |
