right now its really hard to get that rate at a 30yr term. if it was a 15yr term maybe. i myself is a mortgage banker, ur typically lender. now im in new york. im not sure what state ur in, but i would advise u to get smoeone that is trust worthy to u and ur family and not just gonna try to bang you over the head with poitns and fees. u have good rate during this type of market |

Keep in mind that your current LTV is at 95%. This makes it a difficult loan period. Unless you have a sky high FICO, you're gonna pay more on rate. In addition, you're closing costs will average about 5,000 making your loan amount 100,000, thus kicking your LTV up to 100%. No lender doing conforming loans through Fannie Mae will do a refi at 100% LTV. Only sub-prime lenders do 100% LTV's. The way around the 100% LTV is to pay a higher rate, allowing the lender to absorb most of the closing costs in the rate. At 95% or 100% LTV, many conditions exist that make the loan tough to do. Be prepared for this.
Be wary of any lender that says they can get this loan done cheap with no issues. They will tell you anything to start the loan process and charge you an appraisal and process fee.
If it turns out they can get it done, they will bump you up in cost and rate just before closing, taking the chance you won't back out of the deal. |

The better rate will be tough to get now that rates are rising unless you can buy it down. Still, I recommend First National Banc Corp. They do business in most states and are your best opportunity for someone to say yes. ADDITIONALLY, IF YOUR CREDIT IS SUSPECT, THEY SOMETIMES FRONT THE MONEY TO GET YOU INTO A CREDIT RESTORATION PROGRAM SO THAT YOU CAN QUALIFY FOR A LOAN. Alright, I can tell you right now that par rates are about 6.375, depending on a couple things, but since your loan is lower than 125000, the rate would most likely go to 6.5%. There are alot of factors that go into calculating a loan, eg. Whether or not you are self employed, is the property a single family? What's the LTV? What is your DTI? Is it an investment property? If you've got 6.125 on a 30 yr now and are only pulling 5k out, it's not worth it. You're not getting a lower rate than that today, unless you pay points to get it, and you'll need to pay closing costs. Even if you get the same rate, which is doubtful, your payment will be much higher once your costs are added into the loan. Stay where you are. |
