Mortgage co-signers question?
Hi,

I am ready to buy a home, but I am pretty sure I would need 2 co-signers on the mortgage. Does anyone know if this is possible? Or is it limited to only one co-signer? My credit score is not so great, so I need all the help I can get.

I can't imagine why you would need two co-signers, unless the first one does not have the resources to support the loan on his own. But if a lender agrees to co-signing in the first place, it will be happy to have as many co-signers as it can get. Remember, *each* of the co-signers is responsible for the ENTIRE loan amount, not just half or some other portion. So if you default, the lender would have the option to go after both co-signers or just after one of them.

What's the purpose of 2 cosigners? You only need ONE strong credit score.

But FYI, most still require the second person to be in the 580+ range to be on the loan at all-- and you'll still get a higher rate becuase of it.

And also, whomever makes more is automatically the 'primary' score-- so your cosigner would have to make more money than you.

its possible, even if you have a poor score, you can still buy a home, you just need more down, don't go to bank, go to brokerS, get more then 1 quote .

All lenders are not alike. Some may let you have a co-signer and some maynot. Some may rather have the other party you refer to as a co-signer be a co-borrower on the loan. Better do some checking into this before you go house hunting to see what your options are... And while your there you could be Prequalified to see what you can spend money wise per month and total before you go home shopping...

I've never heard of co-signers on a mortgage. It's not a like a car - the payments and the term is way too long. And you can't just expect someone to make a 2nd house payment unless they are independently wealthy. Basically I think you can either afford the payments or not, but either way you're on your own.

I think that the individual lenders may have different policy. I know one case of a church which had every parishioner (400 total families) guaranteed mortgage payment, to some extent like limited to 1000,00 dollars so it is done. If you though find cosigner with good credit rating one may suffice. Good luck.

2 co-signers is fine, but be warned a co-signer is not what people think its for. Co-signers are mostly for showing additional money needed to put down on the home (for mortgages - car loans and such are treated differently). Mortgage loans are approved based on more than just credit. If credit is all your using the co-signers for then you may not get approved.

I don't know if it varies from state to state. But I know in PA you can only have one.
