My husband and I are applying for a mortgage loan. The loan officer told us the application has to be sent to an underwriter for approval. He also said if we decide to send it to the underwriter we would have to pay a $350.00 application fee which would be forfeited if we are denied or we will receive credit of $295.00 if approved. Is this a normal procedure? |

Some loan officers charge an application fee, but some don't. If you are putting at least 10% down or more and have a credit score of at least 660 with enough assets in your bank account to cover 2 months mortgage payments, your closing costs, and your down payment and those assets have been in your account for at least 2 months then you should be fine in getting an approval. If not, and you are unsure about getting financed (especially with the banking industry upset within the past couple weeks) then I would think twice about paying that money. There are tons of loan officers who do not charge application fees. |

no its not! this is a common practice many brokers use. consider this site. i had a friend go to www.directlendingplanet.com and saved himself 120k in added interest. their rates where over 1% lower than thier best offer out of three. the site is very informative and they give you real info on how most brokers work. i recomend them highly great rates and no bs answers and articles. go direct to a source not a third party

Almost every loan has to be sent to an U/W. General U/W fee's are what i consider Junk Fee's and can be negotiated. You Loan officer is just trying to get you to commit financially so you are invested and less likely to shop around. This is a very common procedure, but your LO explained it in a very confusing way. Most Brokers will have you pay for the appraisal and credit report up front.
So to answer your question. Yes it is considered normal, but you are within your rights to negotiate. |

No. A good mortgage company should take a deposit. However, that should be credited towards closing costs or refunded if denied for any reason. |

Never pay an application fee or lock-in fee. The only person who needs to be paid during the loan process is the underwriter - because their job is to produce a report that gives the property's value. Anything else paid up front is just used as a way to try and discourage you from shopping for the best loan.
I would explain my concerns directly to your loan officer and tell them that you're just not going to pay anything up front except for the appraisal - TO the appraiser. If they have a problem with that, take your business elsewhere. There are plenty of good companies that don't charge such fees. |

yuk...I work for a mortgage company and that is not normal. Go to Ripoffrepot.com...they are probably on there....the only fee you may have to pay out of pocket is for the appraisal |
