Runner | Moving into an apartment for first time. Tips? |
I am moving out of my parents house and into an apartment with a friend. I have lived on my own before (during college) so this is not a "brand" new experience but living in an apartment will be. Does anyone have any first time apartment tips, living on my own tips, etc.
Thanks :) |

Make sure you read your leasing agreement thoroughly and understand that when you move out---they can charge outrageous fees for cleaning. Also, (if you haven't already signed a contract) make certain you want to live with your roommate! Even if you are best of friends----living with someone changes everything! Just keep your bills in order and pay them on time and you shouldn't have any problems! Also, watch out for noise complaints! I hope you got an upper level apartment because the lower and middle levels are the noisiest! |

Take pictures of the interior of the apartment before you start moving in. Make sure that any pre-existing damages are noted on the move-in form. This is to make sure that your LL does not try to pull a fast one and keep your security deposit. |

Be sure you know rules concerning loud noises, garbage, recycling. |

ummm take pictures of the place before you move in, to use as liability against the landlord, pending any damage. read your lease and any fines that may be charged to you. and if your moving in with a friend, keep order, who does what choirs, when, etc. Especially if you dont have a dishwasher, that seems to be the biggest problem. Also talk about groceries.. do you combine your food or each shop seperatly. |

I would invest a little money in renter's insurance. I am a landlord, and I have had tenants whose stuff was stolen. Landlords' insurance policies don't cover theft from tenants, so it's a good idea to have some to protect your belongings. If you need to stock up on kitchen utensils and pots and pans, etc., I would shop garage sales because you can find a lot of stuff for cheap. Good luck with the move! |

For the protection of both parties there should ALWAYS be a Move-In/Move-Out Inspection Report done at both ends of the rental period. Here is one to use as a guide: http://www.ilrg.com/forms/rental-checklist.html
Customize it to your situation, but the tenant can note all the less-than-perfect conditions at move-in so they won't be responsible when they move out. And both sign it and keep copies.
It doesn't obligate the landlord to repair everything on it, but it does document the tenant isn't responsible. If nothing is noted the condition is assumed to be 'acceptable' to both parties. |

Document any damage and have the landlord sign off on it.
Get the landlord to change the locks, or change them at your expense and give the landlord a copy of the new keys. You never know who or what kind of person has rented the place before you.
Ask if the carpets (if any) have been cleaned, if not, ask that they do this, and ask if the exterminator came through. If not, I would insist that they have it done.
Do the super-duper cleaning before you move in. It's much easier to scrub the place down before your stuff is in there. |

1. before you move in when they give you the lease agreement and the "list" to write things down that are wrong with the apartment. MAKE SURE YOU WRITE EVERY LITTLE THING DOWN, even if it's a paint chip out of the door. or a speck on the carpet. because when you move out they will fine you for EVERY little thing if it's not written on the paper. ALSO go over the lease with them and if you have any questions ask BEFORE you sign the final paperwork.
2. living with a roomate sometimes can cause problems, even if you are the best of friends. it happened to me. so i suggest laying some ground rules and getting them on paper so there is no arguement later as to what they are.
3. don't piss off your neighbors. the last thing you need is them calling the office every time you make a noise. and be considerate if there are people living under you.
4. when you move out spot clean everything, if there is a tiny piece of paper or a spot on the carpet, they charge ALOT for them to "clean it up" unless you don't care about getting your deposit back.
5. Also if you recieve large packages or courier packages, make sure you check with your leasing office on their policy, they vary, but sometimes they don't let them deliever it to your door, and they hold it at the office. In my case they never told me it was at the office, so it sat there for a week then they sent it back to UPS.
6. when you order pizza don't forget to give your apt number ;) hahahahah |

Make sure you have a great budget in line to help keep finances organized, also its always better to start out with some sort of "nest egg" saved up in case of emergencies, if you can try to make it at least 2 or 3 months salary. Join a Sam's club, price club, or bulk food store. It can help cut costs on groceries. Sunday coupons are great for saving cash. As for living with a friend, set up ground rules you both expect. No loud parties on weekdays, how you will handle the grocery buying, when rent is due, what things you can use and cant, things like that. It will make it so much easier to just get expectations right out in the open! Good luck! |

keep careful note of how much everything costs - council tax, gas/electric, TV licence, contents insurance, petrol and so on. Make it into a spreadsheet so you can work out your monthly outgoings as accurately as possible and budget accordingly. |

Set goals and rules.
-rules on having guests over
-save money, don't overspend
-communicate with your roomate
-be tolerable of each others behavioral habits and actions
-get along with your neighbors |
