Moving out tips? What is "Reasonable wear and tear"?
My partner and i are moving out of our furnished (rented) flat on monday for our new place.

We really need all the deposit money back - what are your tips for leaving the flat in tip-top condition? :D What is "reasonable wear and tear" for a one year tenancy?

You need to do all the usual things like making sure the carpets are clean, clean the kitchenthoroughlyy, not forgetting inside the units and on top. Clean the oven, always a favorite to stop money. Clean the windows and cills. Dust around the light fittings, wipe the switch plates. Scrub the bathroom.

Fair wear and tear, means. The tenant has a duty of care to return the property at the end of the tenancy in the same condition, Fair Wear and Tear excepted, as that recorded on the Inventory at the start of the Tenancy. There is a acceptable calculation for fair wear and tear, which inventory clerks use, when working it out.

Being you had a years tenancy, the inventory clerk will be looking at the inventory when you moved in, and their checkout inventory. If during yoiur tenancy there has been damage to carpets and furnishings this will be taken into account. If all the furnishings where there when you moved in and were not new, the there is going to be wear and tear, just the same as anybody would. You can-not live in a house without some wear and tear. So its a matter for the inventory clerk to deceide wether them conside any wear to be more than should be.

The Law does not allow for betterment, which means a Landlord cannot expect to have old replaced with new at the tenants expense or charge cleaning costs for that soiled at the start of the tenancy.

I would recommend you to be present at the check out, if there wqas not an inventory done at the beginning of the tenancy, then the landlord can not prove anything and can not withhold any of your deposit.

You've put your finger on one of the most harshly contested issues of landlord/tenant relationships, refunding of deposits. Of course, you realize to a large degree you're at the mercy of your landlord. If he decides to keep your deposit the burden is on you to prove in court that you deserve to get it back and, of course, you need that money now. Reasonable wear and tear just means nothing is broken.

The best course of action is to have your landlord list (in writing) all the things you need to do to get your deposit back. Make sure you document and make copies of everything. Make sure you're present in person when he does the final inspection too. You have the legal right to "cure the defect", in other words, to fix anything he says is cause for a deduction. To do that, however, you have to be out of your flat a bit early. Or how else will you have time to correct the problems and still have the place ready for a new tenant on time.

clean like crazy. be sure you replace anything that is broken.

typical wear & tear is usally stuff like a worn carpet, dirty grout around the bathtub, maybe scuffs or holes on the walls.

things other than what a normal person would do to the apt. is wear and tear. You are expected to take care of it while there.

Things like holes in the wall, stains on the carpet, knife marks on the counters, broken fixtures and windows are not reasonable wear and tear (unless you are an outlaw motorcyclist, LOL).

Just make sure it's clean and tidy, replace anything broken such as cups/glasses, any stains on carpets try to wash out. As long as he/she can hire it out again fairly easily you'll get your monesy back...

Make sure to Steam Clean your carpet. We left our rented house in really good condition, we even steam cleaned the carpet, but because it was a light tan you could see where the paths were where we walked. I'd rent a steam cleaner from a hardware store, put some Resolve down first or any kind of carpet cleaning spray or foam, and then steam clean it. There should get the stains out. Otherwise, just scrub the sinks, bathtubs, if the walls are dirty, and the tile floors and you should be ok.

i have been a tenant for over 10 years and in my excperience of general wear and tear, is stuff like carpet marks and basic marks on the walls!

Big holes in carpet and walls are damage basically! as long as the structure of the place is sound, its clean and tidy then what ever is left can be considered wear and tear

dry brush the walls!.....to do this get a brush of the paint thats on the walls and partially load the brush with paint, then remove the paint from the brush by fast stroking the brush on newspaper....then go over the marks on the walls till the basic marks have gone, in most light conditions it drastically improves the condition of the walls!

Also RUGDOCTOR can be rented from places like homebase for cheap as chips for a day and will bring your carpets up a treat!

good luck...also under the new deposit protection propgramme, which you should be under, you have the right to contest any discision and have it verified by a third, impartial party to protect you from explotation from miserly landlords!

Scuffs on walls should be scrubbed off.
Kitchen and bath need to be very clean. If there are scratches on counters, try buffing them out with furniture polish.
Carpets need to be clean and spot free. If there are cigarette burns expect to be charged. Normal wear and tear would depend on how long you lived there.
Remove all trash. Unless it is approved by the landlord to put it out for trash collection, you may have to take it with you and out it out at your new place. Make sure windows and blinds are clean. By rights it should be in move in condition so the landlord doesn't have to do anything if you want a full deposit back. When your ready to turn in the keys take some pictures of the way your leaving the place.

basically it means the same condition as what you left it, i,e not trashed or big holes in walls or extreme damage,

my advice is just to clean everything before you go, hoover, polish, bathrooms and toilets cleaned as well,that all the furnished items are clean and not damaged in anyway.

Carpets are the worst for wear & tear, but your landlord or landlords agents will do a final inventory after you move out, make sure that one of you are there when this takes place.

If there seems to be problems that need rectifying my advice is to take pictures as evidence as these can work in your favour as i found out when my landlord tried to sting me for "reasonable wear & tear"

If you disagree with anything which you believe is unreasonable then do NOT be afraid to dispute this, and don't be bullied or railroading into accepting it just because you just want to get onto your new place as i got my full deposit back when my landlord wanted about 35% of my deposit to replace a whole carpeted area for one little stain.

Wear and tear means it should be in the same condition as it was when you moved in. But a little more wear on the carpets - no stains or marks, no holes or areas where its had conciderate walking on. The carpets should look as good as they did when you moved in, painted walls should be clean no marks, scuffs or chips. no broken light fixtures and make sure all the lightbulbs are working. All furniture should be mark and stain free, no water marks or broken bits. The property should in theory be spot less so that one person could move in that day and not complain about a thing. I suggest you steam clean carpets, furniture especially the beds and sofas. you can get handheld steam cleaners to clean the oven and bathroom. Make sure and wood or tiled floors sparkle. cleans the windows in and out, wash curtains and cushion covers and make sure it smells nice and fresh. No stale odours or lingering garbage smells. Put any furniture you have moved back where it originally was and just make sure it looks the same as it did when you moved in.

Make sure you hover and throw out the rubbish.
Open the blinds so they see the place with light pouring in and have the windows open beforehand so it's fresh smelling.
Make sure the windows are washed and that you've left nothing lying around. Also if you have alcohol bottles you are taking don't let them see them as it gives the wrong impression - even if you only have a sip now and then haha.
