In the US in general, no you do not have to sell, but you could still be liable to the broker for their commission. You might also need to justify why your decision was non-discriminatory (assuming that it wasn't), but if (for instance) your broker brings you someone you have had business dealings with in the past, and they have tried every manouever possible to scam you after reaching agreement in those past dealings, you are (usually) quite justified in refusing to do business with them.

Talk to a lawyer, but generally speaking, if you do not have complete and perfect agreement between the parties on the contract, you do not have a valid purchase contract, and if you didn't want to do business with (say) John Kerry or George W. Bush, such is your right as long as you refuse to do so on the basis of them being a particular individual, not based upon them being members of a class protected under anti-discrimination law.

In general, nobody can force you to sell. But it can be expensive not to.

Not unless you have signed a sales contract - i.e the buyer submitted a written offer which you accepted and signed.

No. The broker agrees to sell your house at a specific price and only when you accept a buyer's offer by signing a purchase and sales agreement and only when you close on the sale is the broker due a commission. Just because a broker comes up with a qualified buyer which means the buyer qualifies for a loan doesn't mean the buyer even wants to purchase your property. If a buyer writes up a offer, you can decide to accept it or not. You always have the choice to cancel your listing if you no longer wish to sell it. Just because you list your property does not mean you are under any obligation to sell it.

i would think that if the buyer is qualified, and offers you full price, you may have an issue with the broker. The broker's job is to bring you a buyer, preferably one who will pay full price, and if he does that, you might be bound to pay the fee.

when you signed a sales contract you agreed to sell your house for a specific price if a buyers agent brings a buyer who agrees to all your terms then if you failed to follow through you could be liable for the realest agents commissions or even harsher you could be sued for specific performance to which you would have to sell the house to buyer

But that said most offers by buyers have some condition attached which if not part of your sales contract, then it is a counter offer which you do not have to accept

You don't have to sell it but you owe the marketing fee to the broker.

Why wouldn't you? That's the whole reason why you put something up for sale.

If their offering you the same amount you asked for take it, unless someone else is offering you more.

I just took the course in property law and learned about all this. Unless your contract says that you have the right to choose the purchaser (and I can't imagine any broker having a contract like that) then you're stuck. The broker can sue for whatever her commission would be if the house sold for that price. And if the broker has the right to sign for you, and signs the purchaser, then the purchaser can sue you, too.

Yes,at the time of the listing,you and the broker agree that he/she will find a buyer to pay the price you are asking for. The broker will fulfill his/her obligation and you must fulfill yours whether you signed a contract or not.
