Just know this up front---the government always takes their cut. Once the house is in your name, the government will put a lien on it for the property taxes you owe. You might want to hire a lawyer to make sure that you're protected and get some sound advice. It will be money well spent! |

First of all, your credit rating has nothing to do with the sale of a house. If you are trying to buy one, that is a totally different story. I advise that you talk to a couple of professionals. First an estate tax attorney. Second a real estate professional. They can help you get the best value and pay the fewest taxes. |

First off, I'm sorry for your loss.
A private investor is just putting a band-aid on the problem.
Where you should start is by finding out what mistakes caused you to have horrible credit and this debt. Take steps NOW to evaluate these issues and put them behind you.
Next, talk to an attorney that specializes in RE law. Tell him how you got where you are and where you are today. It is worth whatever he or she charges to get legal advice on how to handle your situation.
Typically, private investors (aka hard money lenders) will charge you WAY more than the going rate for a loan.
It is possible that you can put the house on the market with the lien that is inevitably coming for the property taxes and get that settled when the inherited house closes.
But getting yourself out of that jam won't me a thing if you continue whatever pattern that got you in trouble to begin with. Best of luck to you. |

Don't go to a private investor first, you may find yourself without the house. Go to the bank and ask to have a first mortgage or home equity line of credit put on the house using the house as collateral. Then pay this off as soon as you sell the house. |

Look for a reputable realtor to help you sell the house. Friends or family might be able to recommend one to you. They will do all the legwork for you. See if you can get an extension on the property taxes too. Unfortunately, I've heard (ancedotally) that the housing market in San Diego is not good at the moment, so good luck! |

Given your credit situation, you may have a tough go of convincing private investors. I would take the property to your local bank or a mortgage broker and see if there is a reverse mortgage product of some type that could pay you over a certain period of time and at the end they own the house. You could use your periodic payments to make restitution on your property tax debt.
Another option would be to auction the house, but ensure that you have the ability to refuse the final bid if it does not bring the value you are looking for.
Even with bad credit there are sometimes options, especially with equity or collateral to back you up. Whatever you do make sure you speak with a trusted adviser from the banking, legal and tax side to ensure you are getting the most bang for your buck.

Ok first you are in a position where you can help yourself instead of others. Now if I was in your situation I would get a loan for the 22k you owe and use the house as collateral. I am sure any bank would go for it. Just pay the monthly note on the loan and once you pay it off, your house is yours free and clear. Personally if I was in your situation, I would use the home to get as much as I could, home equity loan, and pay the taxes, and use the money left over to purchase a home cash. It is a great investment and you can live in one home while renting one out, it pays for your note. Goodluck |

Go to your bank I would think that they would help you with a loan considering you could use the house as collateral or if you know someone else that you trust who has money maybe they could put up the 22,000.00 and you could have a contract done up that you would repay with interest once the house is sold. |
