Usually means the bank will baulk at financing. Could be as simple as minor cosmetic updates or as complex as foundation, electrical, plumbing or HVAC problems. If you don't know the terminology it may be best to look at something a bit more move-in ready. |

A house that needs minor TLC usually needs visual, first impression adjustments, i.e. cleaning the light switches of grime and finger prints, putting away clutter, paint touch-ups, sweeping the walk, placing a welcome mat at the front door, placing a flower or plant in the entryway, anything that will warm the heart of a prospective buyer, etc. |

Depending on how honest he is, minor TLC could be anything. TLC=tender loving care - meaning some stuff needs fixing or maybe just repainting or cleaning carpets.

TLC is an acronym for Tender Loving Care.
Meaning the hosue might need a little painting or carpets. This does not mean anything major.
It also means that you should take that in to consideration when and if you make and offer on the house.
Though the TLC might be around $5,000 you may want a discount off the seller's price of around $10,000 to $15,000 see what your real estate agent think.

TLC is commonly used in many environments. I could be saying, my child needs TLC and he will get better! Tender loving care. In housing it means to me, that the house has been abused somewhat but can be fixed with a little TLC. |
