My apartment complex is in neglect - how can I get the landlord to do his job??
I recently moved into an apartment complex in Arlington County that is privately owned (landlord, not a leasing company) and have found the building in disrepair (roach infestation, maintenance problems, etc). Is there a government agency that inspects buildings that I could possibly contact to see if the landlord is in neglect and possible violations of this property?

I had the same problem, print out the Tenant's Rights Guide from your State Attorney General, the go to your local Department of Public Works, usually located in the same building (or near it) as your city court. They will send an inspector to your building, you cannot get in any trouble with your landlord for calling them. Any violations that are found will be documented,and a notice will be sent to your landlord, informing him to have the repairs made by a specified date. You can go down to the office of Public Works and get a printout of the violations for your personal records also (I think it cost me a quarter or something) Good documents to have in case you wind up in court, if you move you may be able to get some of your rent back as the apartment complex was uninhabitable. The Tenent's Rights Guide with outline all of his responsibilities. Hope this helped.

write the landlord a letter he may not know what is going on and usually if something needs fixing you have to submit in writting, good luck

Have you reported any of this to the landlord? If so, did they give you an expected fix the problem date. If so and they are not doing the fixing...Check with your local housing authority.

Rule of being a renter:
Always ask all sorts of maintenance questions and inspect the grounds and area before consideration of a possible new living space. This is were you open every draw and cabinet space, even the closets. If it has a door...open it. Pull out a draw and inspect the hardware, any rodent/bug droppings, if you dare...I would. Plus...how well do they clean the place...This will help deter any problems and bring them up if you see any concerns that may pop up.

you can report it to the city, but they usually take thier sweet time in responding, so in addition to that you should contact your local landloard/tennant advisory board... they can give you all kinds of advice and open up more avenues for you to persue.

If you have signed a lease. It would be best in the long run to follow these steps.

Document the issues you have. Take pictures using a camera that stamps the date on the picture would be ideal.

Notify him in writing via certified mail about the problems you have with the facility including the documentation and photos.

If he does not respond to your satisfaction, send another letter via certified mail stating the conditions again and then tell him that failure to follow up will prompt you to contact the necessary government agencies (health dept., building inspector, etc. Listing any that you deem necessary). In this letter, you should let him know that you will notify the agencies at a certain date.

If he does not respond at that time, contact the departments listed in your previous letter and supply copies of your original complaints along with any photos you took.

One of two things will happen at this point. He will either correct the issues on his own or possibly ordered to fix the issues. If he defies the orders, he is now in breach of contract on his lease agreement with you and you are free to move elsewhere and not pay any penalties.

If you did not sign a lease, ask them to correct the issues you have and if they don't, move elsewhere.
