inside of the apartments the next couple of days. Is this ethical for apartments to do this? What exactly will they be inspecting? The leaky roofs that they never fix?

They are aloud to do this, all they have to do is give you notice as they have already done. Different places check for different things. Some will check for maintenace issues that need to be fixed (leaking pipes, dripping water, ect.) but some place will come in and check your living status (exp. if you have a one bedroom aparment and one person on the lease they will check for evidence to see if more then one person is living there or not). They also check for illegal storage of property (exp. weed on the table, a bong, anything dealing with drugs) they can not open your dressers and hunt for things, well they are not suppose to, but they check for what you have left out.

They are inspecting for structural issues, or issues they need to address for the comfort of their residents. They aren't worried about whether you are a good housekeeper or not.

Yes they can it's their property and unless it's an emergency they must give you 24 hr notice sounds like they were nice in giving a bit more than 24hr notice. I'm not sure what they are going to inspect but you could call the landlord and ask. It could be a number of things.

My apartment building does inspections every four months, to inspect the smoke detectors, and to inspect for cleanliness and fire hazards. I believe this keeps our building safe and healthy.

They own the property, and it's their right to inspect it whenever they choose. They always leave several days notice that they will be coming. They also reserve the right to enter the apartments whether or not you are there.

As long as they notify you 24-48 hours in advance they can enter your apartment for any necessary repairs or inspections. I would recommend you be there personally or have someone you trust stay there while the inspection is being done. That way nothing gets damaged or misplaced. If you don't have someone available then take before and after pictures to assure the company doing the repair work or the judge (if necessary) will know for sure the time frame in which this happened. It protects you, the landlord and the company doing the work.

Most rental and lease contracts state they can inspect the property with a notice.

First of all, you should read your lease. This should be addressed somewhere therein.

Second of all, GENERALLY, the owner (or its representatives) can enter the apartment with at least 24 hours' notice. They seem to have given you more than that. Unless your lease says otherwise, you have no right to object. Remember, YOU don't own the place.

Lastly, how would we know what they're coming in to fix? Why don't you ask THEM?

They will hope you are not there and then some creepy guy will come inspect your underwear droor. Actually yes they can do it if they give you enough notice. They want to make sure you aren't tearing up the place and using it as a dungeon or something.

Yes - it's legal. They could be inspecting for pets if it's a pet-free building; pests for possible pest control; fire hazards (ie. people with clutter problems); any number of reasons for insuring the property; and/or general repair issues. If you aren't doing anything wrong, you have nothing to worry about.

We have a "right to inspect" clause in our lease. We have to give notice and then have a right to enter the apartment to inspect it. It is not only for the well being of the landlord, but the tenant too. Many times things need to be fixed that tenants will not tell you about unless you drop in to inspect things. It also gives a landlord the opportunity to find out if a tenant is trashing an otherwise decent apartment.

It is ethical and legal. The apartment is the owners' property and they have the right to inspect the unit for any reason (filth, damage, prospective buyers, prospective tenants, meth lab, etc.).

You cannot unreasonably withhold access from the owner. The owner may even sue you if you refuse access. Check your state's laws, but it's not unusual for a tenant to insist that they be present during the owner's entry. Also, check your rental agreement and apartment rules for clauses allowing the owner to enter for maintenance emergencies.

They want to check for maintainence issues or they might be fixing the roof leak and they want to see how it drains (i.e. inside of wall). It could be many things but it's their property and their job to maintain it and they gave you legal notice.

Yeah my apartments always do this too. At least they give you some warning but it's still pretty annoying. My apartments are usually checking the smoke detector and other random things.

Yes they most certainly can inspect the property they own. They are right in giving advance notice so you can "tidy up" and also not be startled when they knock and enter.

They can inspect what they want, but probably are looking to make sure there are no apparent leaks, no bug issues, no damage (holes in walls, etc.). They may be checking to see you're not violating any fire codes (lots of things plugged into extensions, floor to ceiling stacks of newspapers, etc.).

Have you notified them in writing re: leaky roofs? Is it causing any damage to your property inside? You'll want to document that--pix, written notice, etc. if you want to pursue the issue--and you should. Leaks lead to mold leads to serious problems.
