Part of the rents I pay were to have a working pool, and this is in sunny Florida where it gets really hot. The pool has been down since last year and they keep promising it will be fixed soon, but it still hasn't. I don't think they ever intend to fix it...just wait until every winter and then just say "why do you need a pool right now?" as an excuse to avoid fixing it indefeinitely. What remedy can I use to make them fix the pool or reimburse me for the cost of getting a pool membership somewhere else? This is getting ridiculous. I call to complain, write e-mails, but they don't even bother with a response. |

The other answerers have given some good suggestions on how to get their attention, but not necessarily get your pool back.
The laws vary from state to state with regard to real estate. Also each lease is completely different. To find out if you have a leg to stand on, I would review your lease and state law looking for any mention of amenities and an owner's responsibility to provide them. Most likely if it isn't SPECIFICALLY mentioned in your lease, you won't have a lot of options.
Please keep in mind I am not a lawyer and unable to give legal advice in the matter.
If you have a local tenant's council, you may want to speak with them as well.
What motivates the owner? Your rent. He/she already has you for your lease term, but he/she doesn't have you after that and turnover costs for finding a new resident can be HIGH for the owner. Also he/she doesn't have other prospective residents. If you see them out showing any units, come up to them and ask how long until the pool will be working. Repeatedly doing this WILL get their attention (maybe not in the nicest way).
Another option is to post about the problem on aptratings.com and other public commentary sites, such a livejournal communities for your area.
Oh and before you go all out, if there is a management company that hasn't been doing anything to address the issue, write directly to the property owner, you can find his/her name and address through tax assessment records often available online. |

If it has water in it and the filters aren't circulating, call your public health department. It will become a health hazard and will breed mosquitos. Also, check your city's codes, most like mine have them on line and you can contact them for being in code violation if your city has a code covering that issue. |

All of the tenants in the complex need to agree to go to them together and request a reduction in rent because a pool is part of the promised perks of living there. But it will take all of you doing it together and in writing. If it doesn't go anywhere after that, it's probably not worth fighting. You might want to move. |

Apartments are like that. I used to live in an apartment and they barely even bothered with leaks. Just go to the YMCA or something for the time being. They clearly don't care.
Better yet, go to a better apartment complex, even if it costs more. |
