None of the above! You are not married so you have no business buying a house together. It will be a real mess when he cheats on you and you dump him. If you MUST buy a house have him buy it in his name only. Once you are married you can change the deed to both names. Much cleaner!

Hi! i work with mortgage brokers. In our experience,it's better to just use your boyfriend's credit. If your credit is too low it might hurt the loan process.

If you use just his credit you usually also forfeit the ability to use your income and you may not be on the deed either...in which case, as an "owner" you do not exist and live there at his mercy.

The lender your loan officer to try several ways to see which way will work then they will try with just him. You can always be added to title after settlement.
There are also subprime loans for people who just don't have good credit and sometimes have pre-payment penalties that you should ask up front. The rates are high though.
