Buying a home with a partner isn't a great idea and if he were asking I would tell him to only do it with an equal and get a good partnership agreement.
He should buy a home he can afford on his income alone then rent you part of it if he wants you to live with him. |

Well I work for a bank, and if you applied at my bank it could go either way. If you had a bankruptcy or MAJORS still on your credit you would get turned down.
BUTTTTT we do use a "fused" score which in your case would be around 675-680 which should qualify you for a mortgage.
As far as how you can show proof, thats easy W-2's, pay stubs, tax records. They will most likely ask you for those.
At least pay stubs.
It sounds like you have some type of credit score program, you know with the rates going down now as well as the market, it might not be a bad idea to figure out HOW to raise your credit score and atleast get it in to the 600's, and get any majors off your credit, then lets say by the summer look into a house.

There are still programs out there where the credit score of 785 will get you financed. All you need is a mortgage person that knows their craft. The 785 is a 785 for a reason and people can work with that. Your income only helps your partner, you know the deal, pay your obligations and it will work. There are places that will allow bank statements to qualify you as a "Full Doc borrower. You are okay, your 567 is temporary, not a big deal, you'll make it better as you learn the "system" |

You can still possibly qualify with both of your credit scores and incomes with FHA. Do not count yourself out until you have had a professional do the evaluation for you. You can qualify if you have compensating factors. See a broker and have them run automated underwriting on you. You may be surprised.

FHA loans are not FICO driven so you can go that route.
FHA loans do require you have at least 3% into the transaction and you have to have documentation to prove your income such as tax returns, 1099, W2's ect. |

My advice is to not buy the townhouse, especially in the current economic conditions. They are usually not good investments. I suggest that you consider renting a nice townhome for a year to see if it works for the two of you. When you consider rent vs owning costs you may be surprised to learn that renting is the better option. While you are renting, work on getting your credit score up by paying off some of your credit cards and making sure that you pay all bills on time.
Good luck. Next year may be a much better time to find a nice 3BR/2 bath home with a 2 car garage to call your own. |

FHA I'm pretty sure will let you get a loan with a minimum credit score of a 560. You do have to have 3% down with FHA but talk to some mortgage company's I"m sure someone will work with you. |
