It depends on whether the property is registered or not. If the property is registered at the Land Registry then all the details will be with them and there will not necessarily be any physical paper deeds. You can apply for a copy of the details from the Land Registry or your solicitor can do this for you - it will cost no more than £8 for the details from the Land Registry. http://www.landregistry.gov.uk/
If the property is not registered then checking with the solcitors who dealt with the purchase is your first point of call. If still no luck (i notice you have already tried the banks) then your solicitor can advise you on how to register the property for the first time, by using statements called "Statutory Declarations" where your mother would state when they brought the property and things like that and using other evidence that your mother and father have occupied the house for how ever long.

Don't worry, many people misplace them. You do not need them at hand. The title company (any of them can locate it) will be able to provide you a copy for a about 2.50 |

You need to call the appraisal district for the county he lived in. Even if his house was paid for, he was still required to pay tax on the property. The appraisal district will have records. |

Have you checked with the mortgage provider? Some building societies give the option to hold them after the mortgage is paid up. Mine are held by Alliance & Leic. B.S. |

All the deeds to the property are recorded in the county recording office. It will record any liens against the property because if it is not there it doesn't exist. |

If you are in the UK you should try contacting the Land Registry who will have a copy of the deeds, failing that you should find out who the family lawyer is and see if they have them...hopefully this will help you and good luck....
