about 9 months ago my dad bought a mobile home for me, my husban and him self to all live in when we got it he put all of our names on the title of the home because he wanted us to always have a place to live just recently we got into it and he wants us out and wants us to sign over the title to him to take our names off the title after all these like 8 years he lived with me at out apartment and never asked him to help out. so ever since we moved here weve paid all the space rent and utilities here at the mobile home park but he just wants us to sign everything over to him to take us off the title so we have to? and if so what are we intitle to. |

Good: First of all he can not force you to take your name off the title, you could do it if you wanted to but I would not suggest it.
Did you ever have a written agreement?
IF not here is the bad news:
With no written agreement it really isn't going to matter who has paid the sopace rent, one thing about mobile homes they are not considered real property if they are on leased land..
Most likely you would end up in small claims court if a a solution can not be found.
I would find out what the mobile is worth, you can get an appresial from county appraiser in your area, offer your dad to buy it.
If he continues to insist you remove your names from the title refuse and ask him to turn the title over to you.
With this kind of family matter it could get messy, you might want to consult an attorney. |

I am not sure if it works the same on mobile homes as houses. Is there a loan against the property? Did you have to sign an agreement with the park? To get off the title, for houses anyways, all you need is a quick claim deed giving the property to him. If you want something out of it, then do not sign, he cannot do anything unless you sign off on it. But really, there is no money to be made in reselling your mobile home. Better off to cut ties and move on. |

Unfortunately mobile homes do not appreciate. I think he just want a place to call his own at you expense. I don't understand why after all this time he would do that, maybe he will sell it after you all sign it over to him. I would make him pay you 1/2 the asking amount after all you have payed his way for the last several years.

You don't have to sign the title over to him but you might want to. I'm not a lawyer but I believe that if for some reason your dad was sued and the only asset he has is the mobile home, you'd lose it. Figure out what it cost to support him while he was living with you and present him with a bill. Tell him if he wants you to sign off the title, pay up. |

Be sure to keep all reciepts where you paid for the space and utilities. That will prove you as the major donater. Need to find out what his reason is for wanting you out. Remember, he is only 1/3 owner |

he will need to buy out your share (and your husband share if he is also listed). He can't force you out of your home and he can't force your home away from you. Ya'll can all agree on an amount and then you can sign a quit claim (only after you get the money). Or you can force him to take you to court. I would suggest finding a real estate attorney or advice. |
