My father died in 2006. leaving only me and my brother, who has no interest in the house. My father did not put my name on the title; the only name is his. My mother is also deceased. My dad did not have any kind of estate; the only thing he owned of any large value was this house. |

The only way to "put my name on the title" is once you own it. Right now it sounds like your Dad's estate still owns it. This will get harder every day that passes. Do something about it right away!
The laws of your state will guide how you will do this but it won't be a quitclaim- wrong idea.
You probably need a lawyer. This may be pretty simple. It will be a form of probate and it may take a month or two if your brother cooperates. |

If your father didn't put you on the title before he passed, you will have to clear up his estate through probate. You'll need to talk to an attorney to help you. If the estate was very small your state may allow you to petition the court directly to clear this. |

You dad's estate must be probated and you will need an attorney. Depending on the size (value) of the estate you might be able to file for a summary adminstration. It's cheaper and quicker. You didn't mention if there was a mortgage on the property, but if there is, it will have to be satisfied even if it means selling the home to pay it.

Tez, a quit claim deed is when someone releases their interest in a property to another party - since you don't own the property (yet) and you are the one who wants to have title to it, a quit claim is the last item you want to look into.
You absolutely need the advise and assistance of an attorney that specializes in probate law for this one. Much is dependent on the laws of your state. However, if your father passed without a will, then having his estate (yes, the house IS his estate) go through probate. Unless there's outstanding debt that needs to be addressed and because you have a sibling with no interest in the property (another item addressed in the probate process) and you've been living in and maintaining the property in the four years since your father's passing it should go fairly smoothly for you.
