My grandmother wants to purchase a home and use my income along with hers. Need Advise?
My grandmother would like to purchase a home and use my income along with hers. She has a good credit score but income needs a boost. Will the mortage loan also go on my credit report?

Landlord
It will go on your report, and count as your house if you should apply for credit of your own. Unless you can afford both her house and your house it will prevent you from buying a house of your own. Even if you can buy you will not be eligible for any first time buyers programs.

You will be a co-debtor on the mortgage. Make sure you are also a co-owner of the property.

This is a bad idea. She needs to show a higher income because her actual income is not enough to afford the loan. This means it will be a struggle for her to pay her mortgage - if she can pay it at all. She needs to find a home she can afford - not lie so that she can inhabit a home she will eventually lose to non-payment.

Yes, and likely not a good idea because if she can't pay, guess who they'll be looking to for the money if the home sells for less than she owes or she dies.

In order to use your income on the application, you would have to co-sign. Yes, it would go on your credit. You would also be responsible for the payments if your grandmother was unable to make them.

If your granny is willing to put you on title, what's the worry? If she passes, and sadly, that does happen, make sure her interest is insured, and then the home will be yours free and clear, unless you pay off the mortgage before the inevitable happens.

If they need you as a co-signer then yes it will show on you credit report. I would warn you to never co-sign anything for anyone-even dear old grandmom. If she doesn't, or can't pay for any reason your credit gets dinged. You may not know for months that she hasn't paid until someone from collections calls you.
If she can do the loan without you co-signing then fine. Then you can help with the payments without risk of them coming after you.

madison
just about anything you need to give your social for go's on your credit.

bud68
Yes - that means you are getting a joint loan.

mrniceguy1456
Make sure you both are insured to pay off the house

First, you need an attorney! You have to consider all the legal ramifications of co-signing a mortgage loan. And, also consider what might happen if your grandmother becomes unable to make any payments - or dies! You want to protect your interest as well as your grandmother's. Take this bit of advice - and see an attorney! Best of luck.

Yes it will

Ella
If you co-sign her loan, you are financially responsible for the payments. That means if she stops paying, or forgets a payment, or she can't pay for whatever reason, you are completely responsible. In other words, the debt collectors come after you. Also, if your name is on there, it absolutely gets put on your credit report. If she doesn't make the payments on time, that will affect YOUR credit score.

This is a decision you have to make for yourself. You have to really understand what is at stake here (your income, your credit) and whether you are comfortable taking that risk. If she has a high credit score, hopefully that means she is responsible, but there is always risk.

Personally, I'd be inclined to pass on it because these issues get really sticky. Money can ruin relationships.
