My home is on the market, it's been 4 months and it hasn't sold. A high producing Realtor said it doesnt pop
She said that it is the unfinished basement and the bleach accident, my daughter just had, on the steps. I will fix the carpet, it is only 5 to 6 hundred dollars to replace, but the finish the basement would be about 10,000 plus time that I don't have to finish the project. Contrary to "Chicken Little", the sky is not falling, nor is the real estate market "collapsing". We had an unusually strong market for a few years. So we now are going back to "normal" market times, 90 to 180 days. Big deal. True, the east coast and the left coast markets, which move like roller coasters anyway are having the greatest up and down swings. But the rest of us are still doing well, the economy is healthy, gas and interest home rates are dropping.

Don't fret the unfinished basement, but in pricing your home that will make it less valuable than a like home with a finished basement. Look at is as a potential buyer has a chance to finish it the way THEY want it. Just make the rest of the home look great- fresh paint on the front door, (red or black is good) freshly mulched flower beds. Remove clutter- hey, go on and box it up, you intend to move and that has a positive impact on buyers. Burn cookie dough candles at night after you get home, it gives the home a "home" scent familar to many people.

No pink bathrooms, men will not buy. Bathrooms and master bedrooms need to look and have a "masculine" feel. Organize kitchen cabinet, clean up the pantry so it looks spacious. Get rid of old clothes, closets will also look bigger. Clean out the garage, it is to park cars in, not a storage shed. Repair or replace the damaged carpet. Remove excess pictures, some are good but don't over do it.

Re-evaluate the price, and run a current market analysis to see what current conditions are and where you are positioned relative to that. In fact, if you need out wihtin 30 days, reduce the price to your bare minimum acceptable price and let it go. If a buyer wants closing paid add it back to the price, you've already given them a good deal.

Buyers have not the time to paint and carpet, if it needs it have it done,; have it near ready to move in. Their time is tight, same as yours. The difference is you need to sell a home, they don't.

Hope some of this helps, it is about all I can do w/o seeing the home and market report.

***Another suggested that you list your telephone number and talk to a buyer personally- BAD idea. If the buyer gets mad at you they will not close the deal. If they get mad at the agent they will still do the deal. That can, and has happened. I never recommend buyers and seller meet before closing.

Clean it, paint it, and clean up the yard. Don't invest a lot of time in remodeling, prospective owners usually have their own ideas about remodeling.

And, seriously, price it reasonably. The housing market is a buyer's market now, so do not get greedy. You may end up chasing the price down for months.

Potential buyer don´t what to deal with unfinsh property in today´s market. what i would suggest is drop the property value by 16,000 so they could fell that are getting a deal.that would be enough to fix the basment and the carpet and just a little extra in their poket.it would sell faster

The housing market is very slow right now and even when things were good, this would typically begin a slow time of year for real estate, carrying through to the first of the year.
We're not heading for a depression and probably not even a recession. I've never heard of a realtor suggesting finishing a basement. Most people don't like the way other people finish basements anyway. Fix the carpet and anything else that's in need. Get some serious feedback from any other realtor that has shown your house. Don't feel the need for a high producing realtor unless she sells most of her own listings.

Stage your house so that it shows it's absolute best and reduce the price. 30 days is typical in my area from contract date to closing. If you actually need it closed by the end of the month it's pretty much going to take a cash buyer.

Not sure if this would help. Usually, a housing market correction last for years. It is unlikely things will brighten up in a few months, afterall, this bubble took 5 years for form.

It might be better to give some discount so you unload the house quickly and can use the gain of the home to make money elsewhere quickly. At the same time, you will save money by not paying mortgage for the next 5 months.

For example, if mortgage is $2500/mo. and you have $300,000 gain sitting in the house, by selling it now rather than 5 months later will save you $12500. It will also earn you as much as $7000 from interests (Assuming CD are paying 5.5% or higher).

Total financial benefit for selling early would be $20,000. I would give buyer some discount just because of that.

Finally, keeping a house in selling condition is a lot of work. If your realtor does staging, it costs extra to rent furnitures. If you are living in the unit, it takes extra effort to keep it clean. So, sell it fast!

Why do you have to be out of the house?

You don't need to make any repairs or improvements, since you are selling the house. Most new homeowners will do all of that themselves, especially an unfinished basement.

The market right now is returning to a buyers' market. The buyer dictates the price.

How is your neighborhood?
How are your neighbors?

How bad do you need to be out? Bad enough to reduce the price? If so, the sooner you do it, the better. Put your asking price noticeably low, and you will attract buyers, even in this market (33 sellers per buyer locally right now).

What are properties like yours actually selling for in your neighborhood? I am utterly unimpressed by "top producing" realtors. Most are like stockbrokers who "churn" client accounts for commission. I think it's probably likely you allowed your listing to be bought by someone who said they could get more money, despite the fact that they can't. I'm a buyer's specialist, and I watch these turkeys in action. They price above the market, knowing they're eventually going to talk people into lowering the listing price. Meanwhile, they've wasted the period of highest interest in your property, so you end up desperate, and because of that dropping the price further that you would have had to had you listed it for the right price in the first place. Eventually, along comes someone whose buyer's agent (like me) sees the evidence that you're desperate and ends up buying the property for less than you could otherwise have gotten, and your listing agent gets paid for sitting on their thumbs for six months and gets to brag that they're a "top producer" because they can screw six people like you with the same amount of work a good agent puts into selling one.

The situation you're in now, the only thing you *can* do is drop the price. But if you had priced properly at the outset, you would have a much better chance of having sold by now.

First off, let me say this is a tough question without seeing your house. With that said, if the average time on the market in your area is less than 4 months you may have the price too high.

If other homes sit on the market for 4 or more months, then you are just like everyone else and I wouln't worry too much about the "pop" factor. Since you need to sell within a month, you might try lowering the price or carrying back a second mortgage to help a buyer or an investor purchase your house.

You could ask for x amount down and you'll carry a loan that they pay to you each month for x amount @ a fair interest rate.

Fix the problems, you have no other choice. Lower the price or offer closing costs, ask your agent to go over the marketing strategies being utilized for the sale. Perhaps she should advertise it on cable.

If you have any clutter, you need to clean it up. Also, people like vanilla. So, if you have a bright red wall, you should just paint it white. Alot of homebuyers don't have an imagination, so they won't be able to see the room in a different color. I have shown houses that people didn't want to look at it just because of how the house smells. So, make sure it smells good. Offering a credit for the carpet is a good idea. But, I wouldn't let the buyers contact you personally. It can get kind of emotional, and going through the realtor is a better idea. Plus, most realtors pre qualify the buyer, to weed out people that are going to waste your time. I usually go by the rule that if you have shown your house alot, but you are not getting any offers, then your house is overpriced by 10%.

If you need to be out of the house this month, then lower the price. Make sure there is a sign in the yard stating the price! I put my house on the market two months ago in a town where literally nothing is selling... I put a low price on it...and made sure it was on the sign. Also put up a sign for a mortgage lender who would do 0% financing. We are waiting right now for the closing date!!! (the buyers even filed bankruptcy 2 yrs ago) Don't finish off your basement. Let the buyers worry about that. Fix the carpet, tho. Make sure your realtor is doing everything he/she can do to sell your home. In my case, my dad is the Realtor, and he wanted/wants my house to sell, so it is! Run an add in the paper. List the price and give your phone number (not the realtor). That way you can personally talk to the potential buyer and "sell" your product-i.e. your home. Hope this helps.

We just sold a home and it was on the market for about 6 months as well. I think instead of replacing the carpet you should give a generous carpet allowance as well as maybe paint the outside and add a few brite colored plants to the yard. We ripped the old carpet out and gave buyers $1500 for carpet of their choice, which as a woman I knew would be very appealing to a buyer to have the freedom to put whatever he/she wanted. We also put up some window boxes and added purple and white petunias, we had offers within the next week.... so don't worry just make a few changes and your sure to see some action
