My home loan has been sitting in underwriting since 8/13. I feel like the longer it sits there, the more the?
chances are of being denied. If it was a "go", then we would have heard by now. Right? I think that if we have to wait this long, it's because they're deliberating whether or not to give us this loan or not. So, how long do loans sit in underwriting. Am I just freaking out.

underwriting times are getting longer and lenders are going belly up guidelines are changing by the hour almost. I just had several loans in my pipeline die about two hours ago. Who did you apply through and who is your loan being underwritten by do you know?

No you may not have heard anything by now. Some lenders have turn-around times of 9 days (the time for an underwriter to look at and approve your loan).

Was your loan a complete file submission (appraisal, title work, ALL required loan docs such as assets, income, etc.)? Do you have good credit? Is the loan on the fringe (low credit score, high LTV, low assets), or is it quite easy (high credit, low LTV, many assets)? Is it a purchase (high lender priority) or a refinance (low lender priority)? Did your loan broker already have a Fannie mae or Freddie Mac approval? Lots of factors here.

I wouldn't worry about it yet. If you don't hear anything by next week monday I would call the lender (or your loan officer if you are using one).

"Freaking out". Mortgage companies are not making enough money to promise a 24 hour turn-around time anymore. We are all cutting back to try and stay in business. Be patient and good luck.

How long the process takes depends on how many files were submitted ahead of yours. Underwriters normally review files in the order they were submitted while making special provisions for "rush" files. The average, if you are working with a broker, is roughly about 48 hours from submission to decision but can lengthen out at busy times so a lot will depend on how active your current market is. Most direct lenders can have a decision to you within 24 hours.

The length of time your file is in underwriting does not necessarily indicate a pro or con decision. Be patient. You'll probably hear today.

that's only 2 days!!! - give it a rest - it could take them weeks, depending on how busy they are - yes - you are needlessly freaking out

Relax.....they are probably not even to your file yet... Patience is important here. You probably have a period which your rate is "locked in". Get on your loan officers butt to answer their internal procedures. They evidently have not explained how the company works...timeframe...etc.

PS...your screen name warrants a referral... VOSGES CHOCOLATE....look them up! Yummy.

Wow! That's only 2 days! Yes, you're just freaking out :) One, middle of the month is pretty busy for Underwriting, as a lot of the loan officers are pushing to close loans to be funded in time for their commission. Loans are looked at by the Underwriters on a first-come first-serve basis. So your file may still be sitting in the queue waiting to be reviewed. You don't really need to start worrying unless its Friday and you still haven't heard any type of news.

sounds like they are having issues did you go thru a borker if you did it could mean they are looking for anouther leander to take it to.

underwritters once its been submitted just make sure all docs support what are thier guidlines. if its taking time then there is a problem or the deal cant be done by that lender.
brokers stall from time to time while they find anouther lender

all and underwritter does is confirm info once its confirmed its a done deal.

Id check around you have all your information any good lender could say yea we can do it and have an answer back in 24 hours or less
