Ask the broker to assign you a more experienced agent. many of the agents right now have no clue how to sell property, as they did not have to work at it the last few years. Get one with 20+ years and you will sell your house.

What is your agent NOT doing ? Perhaps you can inform us for further guidance.

Arrgh. I see some of the YAT rubes are at it again. You have a legal CONTRACT with this agent/firm, and you cannot unilaterally terminate such a contract with a letter, registered or otherwise. You CAN hire another firm/agent to market the property, but you MAY find yourself paying commission to BOTH firms at closing if you do not successfully terminate the contract.

Lodge a complaint with the company the agent works for...if independent, let him/her know that you expect some action or you will consider him/her in breach of contract and find another realtor.

Unfortunately the market is so saturated and no one is hardly buying. I suggest you confront your real estate agent, if she gives you the run around, drop her and move on to someone else. Obviously you have to wait till september, but what can you do. Maybe you can lower the asking price by 5000 dollars.

Call your local real estate board and see what real estate agents are supposed to do. I think they have a code of conduct, like lawyers do. See what the board says. :)

is the contract with the "agent"? look into the details of the agreement and search for anything related to termination and "breach" section. they as your agent have specific duties that they should comply with...if they are not, they may be in breach and you may be able to exercise an "out" for their breach of the contract. do consult with an attorney and don't be intimidated...you do have rights.

Fire your agent by writing him a letter and send it registered mail. State your case as to why you are unsatisfied. If he isn't bringing clients around, you aren't lossing anything. But, check the terms of your contract. If you get a buyer within a certain timeframe after even firing the agent, you might be obligated to pay the agent a commission even if he did nothing. Maybe a good "sit-down" with the agent is in order. You might live in a very slow market area also and there are just not buyers out there right now. Good luck.

you can fire him/her by terminating the contract in writing. you just cannot hire anyone else until the first realtor has been given notice of termination.

Make sure you list the reason for the termination in your letter. Also, make sure no one is preparing to give you an offer who saw the house while the realtor had it listed, and you are trying to do a by owner to screw the realtor out of commission. They will do research and sue you butt.

Totally serious: call your agent on the phone and abuse them. Do this every day. They will sell your house or drop you in short order, and you win either way.

I'm saying this as a salesperson.

They will pound pavement for you very quickly or else allow you to get out of your contract, possibly even refunding any money you put down.

Talk to his manger and then to him. But you can always make really nice posters, flyers and take an ad out in your local paper. Host an open house and have snacks. Start by invinting your friends or have them invited people they know looking for a house. In the mean time go to your agent and tell him that you like to see a little more effort in to selling your home and if he acts like a jerk talk to his boss-and then tell the boss that you would like to see more effort from your agent who has be invisiable in the pass. You also have friends that are selling their homes and they are looking for a agent company-you want to give them a good report but your agent is not helping the matter of making the bussiness look good.
