My house is on the market but why no viewings?
Maybe I'm just being impatient. It went on the market two weeks ago and so far ....... nothing at all. Is this because it's a buyers market at the moment? It looks nice in the adverts and has a good description but we are not getting any interest. I have a worry that it is too overpriced for the current market. Should I be complaining to my estate agents and get them to lower the price or is it too soon? Thanks for any advice

its because:

1.The media has been predicting doom and gloom so potential buyers will be too scared esp the young ones
2.the good mortgage products are being removed daily to be replaced by more expensive products...the typical product right now is way above the BoE base rate plus loads of arrangement fee attached
3.All the 100-125% mortgages have been pulled so all need 10-25% depending on circumstances
4.all mortgages for pple with less than perfect credit are now non existant..
5.And if houses at the lower end don't sell due to the lack of 1st time buyers other houses along the ladder like yours will also have no buyers....pple need to sell theirs to buy yours..

Its a cruel world it is a buyers market and the chance for 1st time buyers to buy..but the banks are making it so difficult for them its so wrong...

Are you listed in the local MLS? Is your agent an independent realtor working on his own or is there a real estate agency involved.
You need to ask the agent to show you his sales record for the last year or so..don't go too far back or the numbers will be overexaggerated due to the 'seller's market' of 2006.

I'm sure you interested 3 agents. I'm sure that each of these 3 agents gave you a price that they felt the home would sell in. And I assume that you priced your home based on these FACTS.

I'm sure that your agent explained what to do to "stage" your home to make it show better - ESPECIALLY the outside. Many buyers will never come inside if the outside is poor.

Once you get them inside, you should have been told to repair things and take things down/out so the house shows well. You may have some nice things in the home, but buyers are not buying your goods, they are buying a house and they want to see how THEIR stuff will fit.

I good agent doesn't just put up a sign and run a ad.

Did you have any open houses. And especially a brokers open. This is when all the agents from their office come and see your house. So that now instead of one agent selling, you have the whole office trying to see your house because they know about it.

Do you have a sign up front with a professional looking flyer that includes color pictures and even a floor plan (or do you have a B/W copy of the MLS listing with the outside picture)?

Has your agent made YOUR house stand out in a way that makes buyers ONLY want to buy your house. If not, they are NOT doing their job.

Remember, it takes marketing to get a contract, and then sales to keep it.

The problem is in this current market buyers are looking for one word in the buying process IE foreclosures, every buyer is looking for that great deal that they believe is out there

to be on the market a year is not unusual now. Do not expect much in the first 3-4 months. Anyone that is watching your property is waiting for you to hit rock bottom on your price before they act.

housing market is down or flat.
loan requirements are up.
economy is breaking even or busting.
very few people are buying.
your house may be on the market for 1-36 months so get ready.

check with local realtors for listings of houses in ur price range in 5 miles of u,
how long , how many have .
figure number on market divide by number sold and that gives u the time ur house will need to sell. sorry.

Your agent in his first 30 days of the listing should hold at least 2 open houses for the public, and if he is a real good agent he should hold a viewing during the day and offer a lunch to other agents, so they can view the home and offer feedback about the homes looks and price. that is very common here in the Kansas city area with agents, we hold a tour every Tuesday for agents from all companies. After he has done this that would be the time to see if you need to lower your price or not.

You are being a tad impatient.
However, no viewings mean that it lacks curb appeal OR your price is too high. When it hit the HOT sheets it should have generated some interest, and after the brokers's open house should have generated more.

I'd have a discussion with your real estate agent, but wouldn't immediately offer to lower the price. Hear her out.

Probably because there is so much inventory, the market is saturated with homes for sale. Maybe your house isn't as desirable as some of the others. Or maybe you have a poor agent with an unproductive marketing scheme. Or maybe, your priced is to high.

Real estate agent are paid 6% for their "service", which is $$18000 ON A 300,000$ HOME. fOR WHAT? tHATS MORE THAN SOME PEOPLE GET IN A YEAR. tHEY SHOULD BE LOOKING AFTER EVERY LAST DETAIL, INCLUDING WHY THE HOUSE ISNT SHOWING INTERREST, AND TAKE THE PROPER STEPS TO RECTIFY IT WITHOUT YOU GIVING THE FARM AWAY.Tell the agent if he cant do his job youll give it to someone else as soon as the waiting period lapses, then find a professional who'll work for his windfall. As soon as it was obvious no one was showing interest the agent should have taken the appropriate steps.

i am in a similar situation and my agents have advised that this past week was the slowest week of the year so far. property is selling, across all price brackets, but flexibility on price is necessary to make sure interest is maintained. don't be scared by media stories, they're on the whole like rabbits in headlights and have absolutely no understanding of the macro market place and long term implications (or lack of) of what's happening in the housing market as a whole. do everything you can, however, to present your property in a good light.. decoration, tidiness, curb appeal.. and of course price.

It may well be due to the way the market is at the moment. We have just sold ours this morning and had a surveyor round who said that he was doing more remortgages than anything else at the moment due to the way the market is. People are just not able to move.
You don't say which Estate Agents you are using. We used Your Move and I have to say that they were excellent, we had a lot of viewings and plenty of interest, and a bidding war between 2 parties that ended this morning, and we were only on the market for 4 weeks and did not need to reduce our asking price. But maybe we are the exception rather than the rule.
It is such a frustrating time, the woman whos house we are buying was particularly impatient and actually put hers back on the market as we weren't moving fast enough for her, luckily it has all worked out, but what a stressful time it has been.
Good luck, and get onto your estate agents, after all you are paying them!!
