News in our area is also that house prices is falling.

They seem to be selling quickly all the same, may be a good idea to look on Internet to see what price other houses similar to yours are selling for.

One of best ways to do this I find is rightmove.co.uk because they list most housing estate agents .

But no offers in 4 month doesn't seem right, because "good estate agents" usually advise about right price for condition of property and location.

One conciliation, is if house prices are falling everywhere else as well, and you end up selling yours at lower price and want to buy another then most likely the one you are after may also need to drop in price.

But if you are in difficulty with mortgage, I would seek expert advice sooner than later.

It depends if you want to sell your home or not. The bottom line is that there are a lot of homes for sale in most markets. Lowering the price until you get some traffic will help you sell it faster. Also consider any cosmetic things that can be done to improve the property. Go out and look at your competition. what are they asking for their house? What does it look like compared to yours? If you have hired a professional to help you? Why wouldn't you take their advice?

Prices have only gone mad because people (including estate agents) have been greedy, most houses are overpriced, take the drop, sell the house quickly, hold out and stay put!

The house market is in a state of flux,at the moment.
However have you got a house in mind to buy?
If not then there is no immediate panic to sell.
I do not believe selling winter or summer makes a big difference as they sell anytime of the year. Have you had many viewing your property?
Whether you are prepared to reduce your price depends on your circumstances, why not try another Agent and get their opinion.

Its a gamble. Depends where the market heading. People have been saying its crashing for years but its kept going up.

If the house your buying has to be adjusted by the same amount then you have not really lost out.

yeah i think it has dropped.. also it depends on the area your house is situated... you could take it off the market and try again next year.. i think coming up to christmas is a bad time to sell..summer is always best
