My husband and I are closing on our 1st home at the end of the month. Need a little help?
When should I begin to transfer services such as phone, cable, security system, lights, gas, water, etc? We close on a Tuesday, and I know we will move our big items that weekend, but when should I make arrangements for this type of stuff...before or after closing? Thanks for helping!

If you're not moving in until after closing, 3-4 days later, I'd transfer everything the day before moving. That way, the house won't be all stuffy and you'll have electricity. I'm sure you can go ahead and call your utility providers and set up a time after closing. Sounds like you're out of option period, so hopefully it's a done deal (knock wood.) I'd definitley call your utility providers though, because sometimes, they can't get someone out there to set it up without a week notice.

Make arrangements before closing. Most companies will allow your to schedule a service date ahead of time to avoid service interruption.

For services such as water, sewer, gas and electric, the respective companies must perform a meter reading. If you fail to transfer these services and the previous owner advises these utilities that he is moving, they will perform a final meter reading for the previous owner and may cut service (depending on the company), in which case you will have to pay a reconnect fee.

For other services such a cable, security, etc., if you don't call in advance, they may not be able to get them to install service for a week or more, because they get booked. So you may end up without TV, etc.

Also, under most real estate contracts, you become responsible for all utilities at the start of the day on the day of your settlement.

Note: Keep the phone numbers for all these places handy. If for some reason settlement falls through, you will need to call them to change the service start dates.

Congrats!! If this is new construction, please call the utility companies well ahead of time to set up service. They will then have record that your home is going up in that area and will be expecting the papers from the final inspection (around your closing date) and will generally be able to give you a date as to how long it will take for your home to be set up. If the house will not have a meter, for example, it may take a little longer for electric service because the company has to send a particular department notification to go and install a meter, then, the next department will be notified that the home is ready for service.

In any case, I would not suggest that you call for service until after the closing to make sure that it goes through on time and without any hitches. Hopefully, you will close on Tuesday and be able to be in your home comfortably by the weekend. Good luck!!

Call the utility companies. Tell them when you want service to start in the new place. This should be arranged before closing. That way the day of closing, you will be able to start any work in the new house. Many utility companies will let you overlap service so you dont have to do without in either place.

Don't do it too early, but I would do it before you move everything in. You close on a Tuesday, so that means the house is yours at closing, is that right? Then I would go ahead and get everything transferred into your names, and turned on by that Thursday. That way, you can make sure it has been done, and if not get someone out there on Friday before the weekend, just in case there were any "kinks"

Good luck and congrats!

Usually you can call the utility companies and tell them when the closing date is. What they would do is to put a request to transfer the service on the day or the day after the closing date. When the new people call in to get their service, they will transfer the service. This is to insure there is no interruption on the utility connections.

I would do it after closing. If something happens and you don't take it cause they didn't do the things you all agreed on in the terms of sale you don't want to have to call and make the cancle call to the utilities.

Once you walk threw the house and everything looks good to you and you take the keys then it is yours and then I would call them and put it in your name. The next day after you have everything put in your name go to the house and do the necessary things like turn on the air so that whe you move the big stuff in that weekend it wont be stuffy. Set the air temp to a high setting (turns on at that setting) like 80 or higher. Why pay for a cool house when you arn't going to be there.

Last thing. Congrats on the house.

The road to H_ _ _ is paved with good intentions. CYA: get a quicky consent to transfer services from the seller prior to closing in where it says that you will be allowed to get any deposits back in the event that it does not close and go get it done. The broker can get that done for you.
It's a B_ _ _ _ trying to vacum without electricity.

Take some advice: spend the extra $200 and hire an attorney to go over the paperwork.

I would close on the house and get the keys in your hands before actually moving services. I would , however, schedule these services to be changed over. Call each company and just tell them when to change over to the new address...maybe 2 or 3 days after you start moving. Once you start sleeping in your new place you are going to want all the services...so keep in mind when you plan to move the bed.
