My husband and I are having trouble with......?
My husband and I are looking to buy our first house or rent a house with the option to buy. The problem is, his credit score isn't that high so we are having trouble getting a loan. Some of the realtor's I've talked said that they can't use my credit score even if it is higher than my husbands because I am currently not working. If anyone has suggestions I am all ears.

i've been looking for a job, but its hard for me because we have 3 kids and he works odd hours. plus one of my kids is in school. I've been turned down at a lot places because of his work schedule and my son going to school. So I don't know what to do.

first off get a copy of your credit report, consolidate and pay off all the plastic. then start looking for at least a part time job for yourself. set yourselves a time to save and pay off all the debt, use your debit cards, pay for the over draft protection. say six months or a year then try again. look for a mutual fund for you two to invest in. and seriously, living in an apartment or even a trailer ROCKS compared to someone living in the streets. you don't have it so bad. you only pay rent now. with a home you pay 1) taxes 2) insurance 3) mortgage. good luck and peace.

Why do you have two ID'S? Just because you have two do you think you'll get two different answers? Here's mine. Get a job first.... then look for a house. No job + no credit = no house The numbers don't lie. I figured the truth might hurt a little, but at least you know what to do now.
You kind of put the cart in front of the horse here by having the kids first. Planning in this life makes it easier then trying to play catch up after the fact. If your husband doesn't have the job to back the loan then you are just going to get frustrated trying to buy a place you can't get a loan for. Get a job and build a credit history first. Sorry to be blunt, but blunt gets the point across better.

That's not true. My son and his wife had the same situation. They applied with her as the primary credit score and him as the income. They got their house.

Try talking to a mortgage company instead of a realtor. They went to the mortgage company and got pre-approved for a certain dollar amount, then went house hunting.

is his score due to bad credit? or just not having credit! if no credit history, then get a credit card and use it, then make payments on time and pay it off in 2 months! do this for a few months, then see what the score is! this will help with no credit history, but bad credit is another thing! you will need to make your payments regularly for a few months and maybe 1 yr or more to improve a bad credit score!

First off I dont know how bad his credit is and if you can get it fixed - do so, and i mean start paying on it, maybe you all should go down a level / rent cheap, to pay off his dept, OR try to get a small credit card in his name, it will be a high interest rate but it will be worth it, make sure you pay at least the minimum due on time every month remember dont pay it all off at once you will not higher his score just get a card, go buy something cheap, over 50 dollars, then pay the minimum, month to month, until paid then do it all over again, dont go crazy w/the card, just use it for what it is for to higher his score OR girl get a job> as it is helpfull to have both credit as good as it can be for the interest rate to be low. hope this help good luck,

First, a Realtor can't tell you all the options that the various mortgage lenders have. Second, a lease-option may cost you more money in the long run, because the owner may require you to pay a couple thousand dollars, nonrefundable, until the scores get higher. If the scores don't get higher, or you change your mind about the house after you've lived in it for about a year, the money is nonrefundable.

So, keep renting wherever you are now, if possible, because a lender will want to see a good rental history. By now you may be on a month to month lease, which will be easier to get out of when you are ready to purchase.

Next, have a LENDER (likely a mortgage broker) thoroughly examine your husband's credit history. If credit repair is required, it may be that there are duplications that need to be removed, or answers put in his credit file as to why a certain loan has been characterized as a problem. If he had a vehicle repossessed or has a tax lien or court judgment, you may have to wait a while.

Keep making sure that your current bills are paid on time.

Even if you start working, a lender may want to use the income of the person making the most money, however, I know of one lender who has helped one of my clients in a way I never would have imagined.

Rent. In the long run you'll be glad you do. When something goes wrong such as the plumbing all you have to do is pick up the phone and call the landlord to get it fixed.

Owning a house is not for everyone. There is absolutely nothing wrong with renting a house.

If you two do not like taking care of a yard, rent or buy a condo.

Honey, you could try to find a rent option to purchase home, and work on getting his credit score up to a higher number. It takes about 6 to 9 months to see a big enough change to make a difference. Also in the mean time you could try to find work, and that would also help you both out.
Good Luck, and please do not let anyone talk you into a interest only loan for your home. You will end up losing it in this market right now because we all know that they housing market is very unstable.

Why you think you need to buy a house. You can wait until he gets better credit score.
Try to get some small lone under his name and during 3 to 4 months pay off the lone.

Try to find a job even if its part time and makes lil its something. Make sure your hubby has a good paying job. If his credit is bad why? is it stuff he can make payments on. If so it will take a lil while but build up your credit. Hope this helps a lil good luck

If his credit score is low due to money problems, in this market it will be hard for a mortgage company to loan him money, and it'll be hard for you both because the interest rate will be higher due to his score.

My only suggestion is to ask a family member (with good credit) to possibly co-sign for you. However, family members will be extremely reluctant to do so knowing they can be held liable for your home in the event you cannot make the payments regularly.

If his credit score is low due to a lack of credit history, there are ways to remedy this but it still will probably take about 6 months before his score reflects any changes upward. The best advice is to wait for his score to increase.

keep looking. try credit unions. ask if someone would let you buy the house on contract. that is where you make payments for say 5 years then make a balloon payment to pay it off. in the meantime, you fix his credit and possibly get a job. goodluck.
