My husband makes $30,000 per year and he will soon be changing jobs to become a corrections officer making $49,000. His credit score in the mid 500s. He only owes $2,000 in debt. We will be paying that off soon. I on the other hand, will be starting a new job in two weeks that pays $12.00 per hour full time. My credit score is in the low 500s and I owe $15,000 in debt. I am working on saving for the down payment. Would we be able to get a mortgage if I save 20% down? Or should I pay off debt? We want to work on getting a house by summer 2011. What should I do? Your credit scores are killing you. You need to build it up...and at the same time save for at least a 10% down payment (20,000.00). Also your mortgage to loan ratio is way off. Pay off your debts, work on your credit and you may be ok. |

Pay off all the debt and work on improving those credit scores. Don't close the accounts when they're paid off, just let the higher interest accounts lie dormant. Only charge the amount you can afford to pay off in 30 days. In that way, you'll improve your FICO scores substantially.
In today's financial atmosphere, you'll be hard pressed to get approved for a mortgage. If you did get one, it would be at terms you couldn't afford.
Save up, pay off the debt and see where you are in a year. |

You need to clean up your credit. You cannot have scores in the low 500's without serious credit problems.
Get copies of all three credit reports and make sure any collections are paid and updated a.s.a.p.
You can work on paying off other debt, but start by paying all of your credit accounts on time. If you do that between now and your purchase, that should help your credit scores.
I think 200K will be abit of a stretch. With 75K income, your housing expenses shouldn't exceed about $1,600 month. At 7%, the payments on 200K would be $1,330. Then you need to allow for taxes, insurance and PMI. That will make it tight.
Save as much as you can for down payment and reserves. Pay your bills on time and try to stay on the same jobs or better between now and then and 2011 may be a possibility.

Bottom line, your credit is not good. My guess is that you had a bankruptcy in the recent past as it's very difficult to have only $2000 in debt and get a score that low. There's probably no way you'll get approved for a loan in the next couple years. Step 1 to repair your credit is to start paying all of your bills on time starting now step 2) get a copy of your report step 3) is to dispute any accounts that aren't yours 4 is to pay off any collections that are showing UNLESS they will be 7 years old in the next year or so, in which case it's best to just let them go away (state law usually dictates a 7 year statute of limitations on bad credit). SInce you are talking about 2011, I would say that you have a chance of affording a home. Save up for the down payment, but go ahead and pay off your debt too. A little credit card debt is fine and in your case might actually help you establish better credit, but do pay off your collections unless they'll be 7 years old in 2011 when you are going to need to use your credit |

Even if BOTH of you had ZERO debt, right now, right this second, your chances of getting approved for a $200K loan is ZERO.
Here is a list of the reasons why:
1. You need a 2 year work history in the same field.
2. Your hsuband will need to work as a correction officer for a minimum of one year since he is changing industries and show a 2 year total work history.
3. BOTH of your credit scores need to be near 700 for a loan to fly for that amount.
4. Unless you plan on inheriting money, with that income and debt, there is no way you'll be able to save a 20% down payment, which would be around $40,000.
Your student loans WILL be counted in your DTI ratio, which is another reason why you won't get aproved. Banks don't care what type of loan it is....a loan is a loan that has to be paid back.
Yes, you are like "all those people with credit cards" b/c you are racking up financial obligations that you are not paying back.
On a scale of 1 to 10 your entire credit profilt is about a 3 or a 4. It's not the worst I've seen...but it's just about 2 steps from being there.
You don't get a 500-range credit score by paying people you owe..you get it by not paying what you say you will. |
