My landlady is selling the home we are renting(living) in, she originally gave us the option to buy it.?

In the USA the new owners will have to obey the terms of your lease, but once the lease it over, the new owners can give you notice to leave

the only right that you have is to keep renting it from the new buyer, provided that he/she does not evict you for their personal use.

The only thing that you can do is to call your landlady and let her know that you would love to buy the house, however you don't have any money for a down payment. Maybe she could help you out with that by raising the asking price then taking that amount and giving it to you at closing for your down payment, or maybe she could owner-finance the purchase. There are options out there. Call your bank and speak with a mortgage broker and see if he can give you any better advice.

The lease that you are currently under has to be honored, no matter what the circumstances are with the change of ownership. The fact that you've said 'there is nothing in writing' is a little worrying - do you mean there is no lease agreement, or that there is nothing written about you being able to buy the house? You do have a lot of rights as tenants, though it is the owners house, she has the right to sell it to whoever she wants, whenever she wants.

Sadly not much you can do, except refuse to leave, but you'll eventually be evicted and the owner would likely never sell it to you then.

Banks are practically throwing money at people now to buy houses with.Do some checking around and I bet a mortgage company can hook you right up,,,even without a down payment.

If you don't have a lease and she gave you the option to buy, i'm afraid you may not have many rights at all. I'm assuming she's giving you enough notice to move, so I'd start packing.

Unless the original rental agreement gave you the right to have first offer there is nothing you can do. Look into a short term loan for the down payment and make an offer to the owner. It would save them time and money for them and save you a move.
But a house is only a home when you move into it I have moved 14 times in my life and yes its a bit hard the first month but then you get used to the place and your area and its home again.

While you do not have any options as far as blocking a sale, you do have many, many options for a loan that do not necessarily involve a down payment (depending on your state and local rules). Interview a couple of your favorite local lenders and ask for the options you may have. In our area, there are several options for lower to middle income first time homeowners to assist with downpayments and closing costs. Also, talk to your landlady, let her know that you are extremely interested in purchasing the property and ask for a few weeks delay in listing to find a good local lender. Please do stay away from online lenders, there are a few good ones out there, but most are very predatory and can wreck your credit by overchecking it or selling your information - each time your credit is checked it "dings" you five points off your score.

Hopefully, your landlady does not have an immediate need for the funds from the sale and you can find a lender in a very short time period. Good luck!

You should call the city office to see what you legal rights may be if the property is sold. Don't wait, it will only increase your worrying.

Either come up with the downpayment now or move. Unless you have a lease, you can't force the landlady to allow you to stay. It's her property to do with as she pleases.

Unless you have something in writing you are pretty much at her mercy . She can do what she wants with the house . If you have a lease you may be able to make her let you stay until the end or give you some free rent for breaking the lease .Try to get out of there with a good reference too .

now-a-days, you HAVE to get things in writing. it would just be your word against hers. it may be a blessing. God has a different plan for you. you do have right but with no evidence you're kinda stuck. if you really want the house, you could tryntalking to your landlady about it. good luck with this.

The only right you have is to receive a 30 day notice to vacate the premises, unless the new owner wants to keep you as a tenant.

Call your local government agency called :landlord/tenant relations.. also .. call Your states houseing group.. google them online.. and see what you have to do to get into the house.
You can go to a free seminar that the state provides and receive a 2000.00 down payment. you can also put the downpayment into your mortgage.
There are boatloads of agencies out there.. call them.. you can even call a realtor today and get a pre qualification for a mortgage right over the phone..

That is why you never rent without a 12 month lease or longer, if you really like the place.

All she has to give you is a 30-day notice to move.

However, at least go see a loan officer to see if you may be able to get down payment assistance...many communities have these now and that usually gets you the 3% for an FHA loan.
