You should not have to get a solid answer at this time. The standard length of time is 20-30days before you are suppose to move out. Who knows what will happen before then with the place or with your landlord. I would not sign a thing and tell them that I will let you know near the end of my lease a month in advance. |

Just politely tell her that the old lease doesn't expire until november and that you will renew it shortly before that time, or as stated in the contract. There's nothing she can do. The old lease is a legally binding contract until it expires. I wouldn't sign anything until then. |

You don't have to do anything until it says so in the lease. You probably have to give 60 days notice if you want to leave at the end of the lease, so that would be the appropriate time to discuss renewing the lease in my mind.
Just tell her you are not prepared to make any decisions right now unless that is what you want to do. |

You need to look at the terms in the lease agreement. It is very unusal for a landlord wanting to renew the lease this far in advance. Legally, you don't have to renew until the end of your lease agreement or the end date of the agreement less the notice of leaving period. (example. you lease ends on 11/1/07 and you have to provide the landlord 30 days notice before you move out. So you would have to renew by 10/1/07). |

If you are planning to stay beyond your renewel date, then I would just express that to the landlord, that you will renew when your lease is up for renewal. The landlord will either do one of two things: (1) except that you will renew upon your renewal date, or (2) serve you with 30 days notice to vacate the premises.
I'm guessing the reason why you're landlord is asking for you to extend your lease now could be one of these reasons (1) he/she is refinancing the building and the bank is asking for a copy of lease agreements from all tenants, (2) he/she is wanting to make sure that you will keep the apartment beyond a year.
It can be costly to the landlord when a tenant moves out, because they will have to come in to clean, and repair, and then that could be 30 days before re-renting it. The landlord doesn't want to get stuck in paying out of his/her pocket for mortgage.
Don't get bully into signing new lease agreements, unless you are sure that you will renew. If you sign and later change your mind and move out, he/she has the rights to sue you in court. |

Your landlord has the right to reject your lease renewal at the end of your term. That means that if you don't renew right now like she wants she could possibly hold a grudge. But you are under no legal obligation to renew - she can't kick you out during your current lease because you aren't going to renew.
In general though, it is nice to give your landlord a month or two notice - so they can be making plans if you decide not to renew. So I would ask if it would be ok to let her know in September sometime. |

read your lease. hopefully you read it before you signed it. most landlords require 30-60 days notice of moving prior to the expiration of the lease. if this is the case, tell the landlord you will let him know at that point in time. |

I would tell her to come see you in October of this year and you'll give her a definite answer. If you tell her yes now- you'll be locked in until November 08 - I'm not sure I'd be willing to do that without a significant rent reduction for having a long term lease. |
