State law over-rides any lease stipulations when it comes to something like this. In most states, a landlord is required to give you a minimum of 24 hours of notice that he will enter your apartment unless it is an emergency, such as your water heater is flooding the apartment downstairs from you or something. I strongly sugguest you show him a copy of your state landlord/tenant laws regarding entry.

I personally would call my local government and find out if they have a booklet for tenants rights or if there is one online that you may refer too.. I know my landlord cannot enter my apartment without my permission first, unless there is an emergency. We have rights too as tenants. Read as much as you can and bust him... Good luck |

They are legally required to give you "reasonable notice". In theory, that should be in writing, at least 24 hours in advance. In practice, it can be as little notice as a knock on your door, but that should really only happen rarely and in emergencies. Ideally, at least a phone call the day before should be sufficient.
It is not acceptable for him to just show up whenever he wants. And that's not what the laws allow, though you're in a gray area.
I agree that he sounds like a jerk, and you'd be better off seeking other housing as soon as you can, or when your lease ends.
I would recommend sending him a letter, (certified mail with return receipt from the post office), expressing your dissatisfaction with his actions regarding entering your unit. Specifically request 24 hours notice when he needs to get into your unit.
You do have rights. You could look for a tenant's assocation in your area to get more advice too. |

Check your contract thoroughly, and have someone else look over it too, especially if they have any kind of law experience, this can really be helpful (however, it ought to be stated very clearly in the contract anyway, and not necessarily require the expertise of someone in law to see it!). Its a standard practice for landlords to give at least 24 hours notice by contract.
Your landlord sounds like a bit of an idiot. He really shouldn't be allowed to wander in whenever he feels is necessary. You pay him for a private rental by contractuual agreement - he needs to stick to his side of the agreement just as you do, else it basically becomes null and void.
Check the agreement, raise your objections with him in a calm and civil manner. If he can't be reasonable, then he (I believe) is usually supposed to give you at least a month's notice before he kicks you out, and he needs to have a viable reason for doing that as well (which it sounds like he doesn't).
It might be in your best interest stress-wise to find somewhere else to live if he really is that disagreeable. |

I give at least 24 hours WRITTEN notice. I think it's the law in IL. (it's in the leases I have my tenants sign.) I've never even had to come into the apartments alone, though. I try to coordinate it when the tenant is home...just to forge a positive relationship with them, rather than be the crazy landlady |

It depends on what state you're in, but in all 50 states, the landlord is required by law to inform you if he needs to enter the premises. In the state I live in it's a minimum of 72 hours. Emergencies are of course excepted.
Now, if you bring up the law to him, you might win, but he might decide he's going to treat you badly so you'll move (he can't legally evict you for having him comply with the law), so it's a battle you have to decide is worth fighting or not.

There's no set answer as some have posted. Search the web on your state landlord tenant rights. Each state is different. Sounds to me like he doesn't value you as a tenant to harrass you like this. Landlords value GOOD tenants and treat them accordingly!! |

He may owe the place, but you live there and pay rent. Do you call him all the asking to have things fixed? I would just ask him to call you first. |
