She can not inspect with 10 hour notice. She must give you 24 hour notice, regardless of whether she has served you eviction papers. To quote the Ohio Bar's website:
"You have a right of privacy, which the landlord must respect. The landlord may enter your apartment after reasonable notice (at least 24 hours) for certain legitimate reasons and in certain emergency situations." |

Most places require reasonable notice which entails 1-2 days for a routine inspection... emergent inspections for such things as water line breaks, fires/smoke, etc don't require notice at all. The purpose of the inspection notice is to allow you to be there at the time of the inspection.
Can you deny her the inspection? probably not if it is considered reasonable in your state.

You must be given notice under your local laws.
A 30 days notice does not void the terms of a lease.
You need to consult your tenant lawyer handbook which all renters have.
But, what do you have to hide?
Your lease might also have different terms for entry.
Here is your law:
(7) Not abuse the right of access conferred by division (B) of section 5321.05 of the Revised Code;
(8) Except in the case of emergency or if it is impracticable to do so, give the tenant reasonable notice of his intent to enter and enter only at reasonable times. Twenty-four hours is presumed to be a reasonable notice in the absence of evidence to the contrary.

All leases are in effect until the vacating takes place, 30 day notice or not.
Therefore you need to check the lease about landlord entry. Most of the leases state that once an eviction notice is given, the landlord may enter at any time without notice. |

State law dictates how much notice a landlord has to give a tenant...Further, if the proposed date/time is inconvenient, you are allowed to say NO....as long as you offer a reasonable alternative....
Minimum is usually 24 hours.....some states a couple of days notice is required....spot checking is hardly ever allowed. |

She can come in, but she needs to give you 24 hours notice. If she tries 10 you can say "no, you may not enter prior to 24 hours from now".
This has nothing to do with a lease, it is RE law, and good with or without a lease.
You do not have to be present. |

Even though you have been given 30 days notice she can not enter without giving you at least 24 hours notice. In some states it's 48.

It really depends on what state you live in. Some state require 24, 48 or 72 hours notice. Some states require "reasonable" or no notice. Either way, once she gives "proper" notice, you can not deny her access.

No the lease is not void. Don't know where you got that from. Any yes, OHIO law does allow her to come in...with or without your permission. |
