Me & my partner were horrified to return back from our holiday last nite to find that our landlord had been in our house without our permission while we were away. He told us last week that the loft insulation needed to be redone so he would need to clear the loft out in the next few weeks. When we got in yesterday there was black dust everywhere so we knew he had been in. I confronted him this morning & ended up in an argument as he thinks it was fine to just let himself in & lock my cats in the front room!!! He didnt believe me that he had to give 48hours notice to enter the property & was trying to say that the fact that he told us it had 2 be done in the next 2 weeks was notice. My partner spoke to him tonight & my landlord told him that unless i move out that the house is going up for sale because i argued with him. But i was not unreasonable to him. Clearly my patner is not willing to kick me out & told the landlord that he would leave with me. What rights do we have? Additional Details He made no effort to give us notice at all (no notes or phoecalls) & the people aren't coming to do the loft until next week so it could have waited. We were only away for 3 days. |

It depends on your state, but generally the rules are:
--The landlord MUST give you at least 24 hours notice of entry. The only exception is if there's an emergency he has to deal with. (A general "I'm going to be coming in some time" is not enough.)
--He cannot evict you just because you argue with him. There are specific limitations on eviction--non-payment of rent, illegal activity, etc.--and the process ALWAYS involves at least a 30-day notice.
He has the right to sell the property, but again, there are specific rules about the process for evicting you for that reason.
Contact a local tenants rights organization--there are many--for further information. You do have strong legal rights as a tenant. |

Let him sell the house. Maybe you will get a better landlord out of the deal. Anyone who buys the house gets you with it.
I wish that landlords had to be licensed before they could rent property and that there was a board that you could file complaints. If a landlord was found to be breaking rules then the license is yanked and the landlord cannot collect rent or evict people until he/she gets a new license. There are laws out there but the enforcement is so spotty that landlords know that they can get away with just about anything they want to. |

You should definitly check out your local tenancy acts for your area. Did you sign a contract with this man? If not he may be renting to you illegally and you may be hooped.

he cant kick you out if you have a contract but he does have the right to put it up for sale. He owns it and can sell it anytime he wants. Just hope no one wants to buy it and it doesnt sell. but if you have a contract and he tries to kick you out ide talk to a lawyer.
as long as your paying your bills and following the rules he wont be able to get you evicted cuz he has to go through the court to do that and he needs a probable cause to evict you. |

Know that if you listen to dyno and change the locks, he WILL be able to kick you on short notice. The landlord's errors do not give you the legal right to commit your own. |

It depends on local landlord tenant rights. If you have a lease he can't end it even if he sells the property. |
