My landlord is loseing the house i'm renting to a tax sale what can i do and what will happen.?
Ok heres the deal, my family and i recently moved to a new home(new to us) 2.5 months ago. We just today received 2 letters in the mail From the tax auditor in our county one for our new landlord and one to Occupant. So of course we opened the occupant letter to find out that the landlord is over four grand behind in property taxes and is losing the house to a tax sale in oct. So my question is as the tennet of the home what rights do i have. and what can i do.. Should i break the lease and find sumwhere to move. The landlord has not told us about it at all so i assume he his just collecting rent till the sale than hanging us out to dry... plz help us with this delima THX in advance..

I could not attend the sale as i dont have nearly enough to by it.
I beleive it when you say i have no rights GWB but as far as thinking its Okay to break the lease I dont but when We made good on the deposit Witch we would need back in order to move/payanother he obviously has no intention on giveing this back.. I know he Doesnt plan on paying for the taxes as he already says he cant pay the rent on his house with out our rent .. My wife and i neather one really want to stay here anyway as the place is falling apart and weird black mold we found in the basement..

These people missed TAX SALE, he is not loosing the house, the tax debt is being sold, not the house. Tax lien sales are just that, you buy the lien, not the house attached to the lien.

You are over reacting, the ownership is not going to change.

Find out if there is a mortgage on the property and who holds it. I dealt with someone in tax sale before and she was panicking thinking she would lose her house. The bank had been notified and they paid the back taxes (at the last minute) so as not to lose their interest. In many areas, the back taxes can be paid up to the date of the tax sale to get current.

This may be the case for the property you are renting. Now, even if it is, the bank can turn around and start the foreclosure process because nonpayment of taxes is probably a breach of the loan agreement. Either way, it sounds like you should look for a way to move on. The landlord cannot legally keep your deposit for unpaid rent, because it is not rent. But, check with a local tenant group (probably some type of office in the local/state housing office) to see what your rights are for your area.

Just make sure to take your deposit out or your last months payment so that you are sure to get it back. I'm assuming your lease probably ran past the month of October when he is set to lose the property so he is defaulting on the terms of your agreement anyway and it will already be broken at that time. Find something else so you are ready to move come October.

Channel 5 news in Phoenix just did a story of renters getting screwed by owners not paying the bank and taxes.
Ride it out, but be ready to move.
Why do all renters think breaking the lease is the way to go?
It is not.
I bought a condo 5 years ago for $90,000 at a tax sale.
Ones around it where going for $250,000!

There is nothing you can do about the sale and it is not a good idea to just break your lease, If you break your lease it can be very hard to rent another place. When the house sells, they must legally give you adequate time to be out. In most States its at least 30 days.

Start looking so you are ready to move when they tell you to be out.

If the landlord doesn't come up with the back taxes, whoever buys the house can evict you or let you stay on as a tenant. If you can get the money, you could buy the house on the cheap unless there is a mortgage holder who will surely bid to protect its interestl

I would stop paying my rent and start looking for another place. The landlord is a deadbeat and doesn't care about you or your family and you will not get your deposit back from him/her as they are obivously so desparate that they probably already spent it.

Look out for your self and move as quickly as you can.
