My landlord told me if i move in this months rent is free but i have to pay next months rent?? why is that?
They also want a 250 dollar fee which is fine. I don't understand why I have to pay june rent now it just seems a bit fishy. They claimed fair housing act but I have never heard of that having to do with the fair housing act.

I am not complaining for one. I would be happy to pay prorated rent for the month. Its just their reasoning for wanting june rent was odd fair housing act....I have no issues with paying june rent now but don't want to have to pay again june 1. And was wondering if this was common or it was a scam.

He is basically giving you the 2nd month free then and having you pay for the 1st month to make sure you don't skip out after the free month.

The fee is troubling. Most landlords will charge a fee to run a credit check, but thats usually only $50 or so.

Probably to make sure you're really going to stay there and pay rent, as opposed to taking advantage of the free month and skipping out when it's up.

they want to make sure that you are just not going to stay for the free month and then leave hes making sure that you can stay there for the whole time and pay the rent

$ 250 fee for what?

The fee is odd, but there is nothing unusual about wanting the first months rent when a tenant moves in.

Tossing in a partial month for free is to their benefit because they know for sure they have a tenant rather than dealing with people who keep looking between now and June 1st and end up finding something else.

THey are giving you a free months rent as a move in incentive. Nothing shady, just a promotion.

NOT fishy at all! He's giving you a great benefit (usually it's last month free, not first), but of course he still needs to collect rent & security prior to occupancy. That is standard operating procedure. If you weren't given first month free, you would have to pay May now and June by the first. This way your next rent payment in not until July. Good deal for you.

sounds normal to me. they want to make sure you don't skip out. it's not like they're going to just take your word for it that you'll be there. some do first, and last months rent and security deposit before you can even move in.

wanting you to pay next month's rent is assurance and insurance for them in case you decide you don't want to stay beyond your first month. this way, they are guaranteed at least a month's rent should you decide to leave.

If they make everyone else pay second months rent when they move in and they made an exception for you then it would apply to Fair Housing. For example, Race is a protected class. If you don't have to pay until the second month and everyone else had to pay second month upon move in, someone of a different race could come in and state that had they been of your race, leasing would have made that exception for them. Silly, but it happens. As for paying second months rent upon move in...if they are asking for a post dated check or money order it's to make sure you wont skip (leave after the first month). If they are asking to cash your rent payment upon move in sometimes your last month will end up free or they will take your total rent and divide it by your lease term and apply the discount that way. For example if your rent payment is $1250 and you are on a 6 month lease they will divide 1250/6= $208.33 Then they will deduct that from your monthly rent making your rent payment $1041.67 each month for the duration of your lease term. It's basically to make sure you wont take that free month and run out. That way if for some reason you do, they can use that money to cover themselves for rent. What is the $250 fee for? Is it part of your deposit? Like a cleaning "fee" or something. All states are different.

they probably had some kind of move in special, its not very clear what you are trying to say. If it was a move in special, the $250 would proably be your deposit and you would have to pay next months rent, you cant stay free every month. Fair housing doesnt have anything to do with it, that part confuses me also.

for security just so he knows you wont just stay for the first free month and then leave, next month you prob. wont have to pay rent since you gave it this month. get everything in writing and keep all receipts

hiya there ive heard this before, but its not as fishy as it may sound as it works out better in the end, what it basically means is that your always paying for the rent in advance which means if and when you decide to move out you give your mths notice then you wont have to pay another penny as you paid for the following mth (your last mth) the mth before (hope this makes sence to you) so it just means in that last month of living there that rent you would normally pay could once again pay for a mth in advance somewere else or just simple as having that extra bit of cash in your bank for that mth. hope this helps you.

My apartment had the same deal and I did not have to pay the next month's rent early. Sounds like he is trying to lure you in with this "special deal", which really doesn't end up being a deal at all. So, I guess the question becomes: "If he didn't offer you the deal in the first place, would you sign a lease?" If YES, then pay the money, move in, and forgot about his "deal". If the answer is NO, then cut your loses and tell him you are going to look elsewhere for a place that has a "real deal".

you don't have to pay the rent today but give him a cheque and date it for June 1st. If he has any argument with that then I'd say there's something fishy going on. Make sure you ask lots of questions and inquire about the local housing act. Familiarize yourself with it because its always good to know it!
