There is nothing wrong with cash payments, just get a receipt. You should always get a receipt regardless of payment method. I have renters with no bank account who pay me cash every week.
His tax returns are none of your business though, they are not public information and you have no right to review them. |

Just make sure you always get a signed and dated receipt to prove that you've been paying the rent on time every month.
It shouldn't really matter to you whether they're reporting the income or not -- that's a matter between them and the IRS and their conscience. |

we have MANY renters that pay in cash but we always write receipts and turn it in as income. as long as you have a receipt signed by the manager or the landlord, it shouldn't matter whether or not you pay with cash to you. don't worry, if they aren't reporting the income, it will come back to bite them, not you. we tell renters to save the receipts for their records until they have moved out. |

Tell him you MUST pay him in a check because you're building credit to buy a house in the future, and a lender won't count as proof of timely rent payments receipts made out by an individual (this is true). They would count receipts made out by a management company though and they will count cancelled checks. |

I would not pay in cash. You have no proof you paid in case there is fraud on their part. Like someone else said, big red flag. Poor business procedures.
I have seen first had rent receipt books (the management co's copy) go missing and the cash go missing and the person accused of not paying their rent. It's not as if this happens every day of the week, but it has happened, I can attest to that! |

what does your lease say? If it doesnt say you have to pay in cashiers check or money order, make sure you get a receipt for the cash if that is what you decide to do. I personally would pay in cashiers check or money order and save the stub. |

No and its not your business either. What they do with the rent money is no concern of yours. Just make sure you get a receipt every time and keep them until after you move from this place. |

Unfortunately there's no way to check it. As far as as all the people saying "Mind your business" or whatever...it is everybody's "business" to report a possible fraud being committed. Last time I checked that what honest members of socialite would do.
