My landlord will not make repairs asap?
I have a real bad water leak in my kitchen and it's geting worse the plumer came by one day this week and stated he would be back and never came back and it's geting worse someone please help bacause I want to contact legal help from a lawer

Is the landlord aware that the plumber never came back, and of how bad the situation is? Does the owner of the property know? I would try to contact the landlord again to inform them of the situation and get the building owner's info who may fire the landlord for neglecting the property and probably will have another plumber out right away considering the damages can end up costing him a lot more to repair the longer he waits so I have a feeling he doesn't know what's going on.

See the agreement conditions and follow it strictly.If you are urgently in need of getting it repaired inform the owner about the total cost of repair and making the work from your pocket for adjustment in the coming rental instalments due to the owner .

If you're in the UK isn't it your responsibility to fix it? You live in the house so you've got to fix it.

You're supposed to treat the house like you own it and anything you want donig (repairs or decorating) is your responsibility.

You don't. The proper procedure depends somewhat on the nature of the work required, but in general you give the landlord a written notice of the repairs that are required. If they are not made in reasonable time, and detract from habitability, you can cause the repairs to be made yourself (in most jurisdictions, at a cost not to exceed two month's rent), and submit the paid invoice in lieu of corresponding rent. Your other alternative is to declare the lease void for want of performance, and move out.

The plumber might of not come back cause he had to order the parts or the landlord has a history of not paying the landlord. Contact the plumber ask him why he did not return and contact your landlord one more time.

If that doesn't work you can go to your local courthouse and set up an escrow (spelled wrong) account where your rent goes into the account. Your landlord will not receive any rent until all the repairs are done.

This way you will still be paying rent and he can't fault you for that.

Another idea is to call your own plumber. Take the amount it cost to fix the leak off your next months rent. That you might only be able to do if you have the agreement with your landlord beforhand. I'm not sure.

I would NOT contact an attorney. The plumber was hired by your LL that is your LL challenge but if you LL is NOT following through this is where you need to contact the LL. Let him know the situation, if he/ she is slow to get the plumber back out there or get another plumber to finish the job. If your LL does NOT take action then it is time for you to let the LL know they will NOT get their rent until this has been addressed. Open up a non-bearing interest account on the first day of the month put your rent in there until the problem is fixed. Once it is resolved pay them back all of the back rent if any. Once you say you are holding back the rent, trust me they will get someone out there. BTW look into purchasing your own home. www.naca.com

The only thing that you can hold over the land lords head is not to pay the next monthly rent until these repairs a fixed. Depending on the location of the water leak, you are trying to save the land lord possible water damage to his building by letting them know about the leak. There are places that do offer free legal advise to renters that can't get needed repairs fixed in a timely manor. Talk to a few of the other tenants and see if they could guide you in the right direction for some legal help.
