Taking into account that I'm not a lawyer, I would say that unless he's claiming you trashed the walls, no. If it was normal wear and tear and you can prove that, definitely no. That's a cost of doing business, especially if the lease forbids you from doing it. When considering "normal wear and tear," I'd take into account how long you lived there without the walls being painted by either him or you.
Also, I'd demand to see (and try to copy if you do get to see) written invoices -- not estimates -- for the work done.
I don't suppose you took pictures before you left the apartment, did you? Was there a final walkthrough with the landlord or his representative? Was anything said at that time about the condition of the walls? Do you have a witness to that, or any letters, emails or voice mails from the landlord? |

in a way yea you can't paint it because the landlord may require special paint to be used (especially true if in historic areas) but that money it needs to be proven have him explain why and prove it. (if paint is needed then you left the house or whatever in bad shape) again prove it. |

If it's in the lease that you have to pay for painting when the lease is up. Some places also might charge you for cleaning the carpets.
That's actually quite common. They don't allow you to paint, because it's not your place, you are just renting from them. They are responsible for painting as sometimes there are specific types of paints that can be used in certain areas. Since they are ultimately liable, they would rather control that aspect. |

If you paid a deposit up front upon leasing, the fee that you paid is usually considered the amount used for repairs and repainting. My advice to you is to take it to small claims and ask for a refund of your deposit. |

Better get some local advice. I think the security deposit is all they can take. And there must be an allowance for normal wear. |

no he cant .. he is saying that you damaged it.. but we all know they paint rentals after tenants leave anyway.. sound like the guy is trying to scam you .. go to the landlord and tenant board |

Do not pay until you get legal advice. Unless you really damaged the walls and the marks can't be wiped off with say"magic sponge", an awesome product by the way I don't think he can charge you to re paint the place. He has to give you an itemized list of all damages before he keeps your security deposit anyway. If you can prove that you didn't cause any of the damages then he can't charge you for it. Painting unless you damaged the walls is just part of normal wear and tear that it the owners resposibility. |

yes he can sadly. He is forced to repaint when a person moves out. The lease said you coudln't paint it becuase renters might not rent becuase of it. |
