It probably won't be hard to get her approved for a trailer but her interest rate will be very high. She should check into buying a regular house with all the houses that are for sale right now. She may get a really nice deal and the interest rate will be more reasonable. She will also have the opportunity of the value going up on the house rather than devalue on the trailer. The trailer loses value like a car. Her good job history is the best thing she has going for her. Now would be the time for her to get her own home. |

it depends on your mortgage guy/gal sometimes different places/people can get better you better rates and deals. if she puts more money down i am pretty sure it's easier to get a loan. |

Tell your mother NOT to go to a bank for her home loan, as their requirements may be more stringent; have her go to a mortgage loan company. Lots of them have damaged credit programs, poor credit, etc. types of programs, since all they do is make home loans. If she gets an initially high interest rate, as long as she makes her payments on time/in full for about 3 years, she will be able to refinance to a lower rate.

if she can put up that much up front she should be ok. she will probably get a high interest rate on the loan though so her monthly payments will be higher then if she had good credit and a low interest rate. but she can always refinance later to get a lower payment. go to a lender and she what she can get approved for then contact a real estate agent and tell him what the lender said. the real estate agent can then locate a property that will fit into the amount of money that she's been approved for. |
