Maybe he isn't out of line. If he sells it for that price then he was in the right price bracket. On the other hand reality might bite him in the *** & he may have to lower his price. Only time will tell. |

In the real estate market, a person can sell his home for whatever he may think it's worth, as long as there is a willing buyer who can qualify for it and providing the property appraises for the asking price. If the home doesn't appraise for his asking price, the seller and the buyer can negotiate a lower price or the seller can elect not to sell it at all.
Even though the housing market is in a slump right now, there are still people who need to sell property and people who need to buy.
If the seller is using a realtor, the realtor has probably done comparable sales on it and has let the seller know whether the property is priced above market value. If the property is overpriced, the seller may have to sit on it for a while. |

People tend to have an over inflated sense of what their things are worth. And while real estate has been priced higher and higher, it has just reached its end and has tanked. I really blame the real estate agent for letting the house be priced unreasonably high. That just causes the buying public to avoid the house. |

I've always maintained, whether it's houses or any other assets, nothing is worth more than what someone is prepared to pay for it. This housing overpricing is rampant here on the Devon/Cornwall border where I live. Then when the owner can't sell, he thinks he is being deprived of his entitlement! Prices are having to come down now.
All this business of housing purchase and improvement to make a profit shows human nature at it's greediest worst. You only have to see those reality TV property shows for that. I often wonder when the property is sold, how much the new purchaser likes the "improvements", or whether it is all ripped out! |
