ITs not a set in stone date..just reschedule..hey if they want theit house sold they will make a nother time to arrange that works out for your parents.

A specific POA is what is needed. It is specific for the purchase of that property only. I do know non-conforming lenders do not allow POA's.

they sure can! My wife and I were going to do this for our home we bought, but we were able to make it at the last minute for closing.

Absolutely, they may have to prepare one for mom and one for dad, but both can give you power of attorney. I would get this worked out pretty quickly though as most lenders will want to review the poa prior to closing and they may want the poa structured a certain way, ie, some lenders want poa's good for the transaction only, some don't care, but most want 3 days prior to closing to review. The cost to record the poa will be rolled into closing costs and you will most likely have to bring the original to closing if not give it to the attorney/title company prior to. Your best bet would be for your parents to go to an attorney they know to draft the poa. Depending on the state you live in, the title company may have to outsource it as some states require attorney's to prepare poa's. hope this helps

It would be much better if one of them could have signed for the other with a POA.. but yes, a power of attorney is a possibility- but make sure they contact their lender first as it must be approved to be acceptable- then the escrow company will prepare a specific POA that will be recorded for use on this transaction.
The other option is for the closing package to be FedEx'd to where they are for signing with a notary and returned by FedEx.

Sometimes the mortgage company requires the actual buyer's signature. If the mortgage company does not care, everyone else should be fine.

I think that they can give temporary power of attorney, and/or I have signed on behalf of my husband on a document where I signed as a proxy for the notory, i.e. I signed that I know him personally, then the notory signed that they knew me personally and I showed them my ID, then I signed the document needed. However, it was not for a home purchase, was for a last minute, oops, minor daughter, not living with us, going out the country for vacation, and airline must have notarized permission. The other way to find out for sure would be to ask the title company. They MUST know these things to make sure the transaction is legit, this part of their job.

There is probably some way around being there because people out of town sell houses from other states that they never even saw before on Ebay.

Rating
It is not uncommon for buyers not to be at a closing. Many transactions are done by mail with assistance of a Notary Public. Your parents should check with their bank.
