My realtor's contract expires on 7/31. We have had on for 6 months and still have not sold our home...?
Do I get another realtor or just stay with her. She's been very disapointing during this process and has an attitude with dealing with us and client's realtors. My husband thinks it will waste time between selling our home and finding a new realtor. I have seen her less motivated to sell our home for example never has brought in a client or shows up late to open houses. After 6 months of being with her, I feel she is frustrated with how the market is but is becoming more negative. We are the lowest priced home in our neighborhood as of the last two weeks, and have had about 8-9 realtors come by with clients. Her reports are mostly that they don't like our home or that the clients are looking in other areas. Any advice?

Unfortunately, the market is tough right now and this is the same situation that many are in. However, if you are dissatisfied with your Realtor find a new one and do not renew the contract with the same one. Start talking with other Realtors now and explain that you are very unpleased with your current Realtor and this will motivate them to do more for you to make you happy. If you start talking with a few Realtors now, it will not slow down your selling efforts at all and if you have already wasted 6 months with a Realtor that you are not happy with, what would a few more days really be to find someone that will do a much better job for you. I'd start interviewing new Realtors. There is a reason your home hasn't generated interest, you need to find out exactly what it is.

Ask each Realtor you interview what their marketing plan for your home will be, what they suggest to make the home more appealing to potential buyers, and what you can do as a home owner to make an immediate difference.

Unfortunately, it doesn't sound like she is the Realtor for you. Sometimes people just don't click, and apparently you don't.

There is no excuse for being consistently late.

Try another Realtor, but shop around a bit first. Find out who has a fresh marketing plan and will go the extra mile to attract potential buyers. Throwing ads in the paper isn't working, what else are they doing to market property?

It is a tough market, but when the going gets tough, the tough get going. Those sitting in the corner whining about the market aren't going to be around much longer.

Switch realtors - for whatever reason, she has no interest in selling your home, so why would you want to pay her if the home DOES sell? She's not doing anything to push the sale!

Find a new realtor who shows 360 tours online - this really helps push a house on the market, because people can clearly see what they're looking at, and they can go back and re-examine areas of your house once they do a tour.

You're home is either one of three things: Bad location, in less than desireable condition, or over-priced. Two out of the 3 you can fix. Usually it's over priced. Lower the price and see what happens. I can bet your realtor has "hinted" at that idea.

i live in california and have a wonderful great licensed real estate agent. i have had a piece of raw land on the market for a few months now....and knowing that the market is soft and going south even more every day...i anticipated the long haul.

that all being said...if you are not satisfied with her, she doesn't give you the attention and respect that you deserve...let the contract expire...it costs you nothing...find another by word of mouth.

remember people view realtors like attorneys...you either really luv em or hate em.

I am a Realtor in Michigan!!! Times are tough all over the place. 3 things sell a house
1. Price
2. Clean

Just because your Realtor has not walked anyone through your house does not mean she is not doing her job. Buyers are hard to find and are a rare commodity. If you have had other Realtors that have walked through then she is advertising properly to other agents. Now is she getting your house out there for the public to see (i.e. Realtor.com etc.)? Also do not burn any bridges with the current Realtor. You get more flys with sugar. She is probably as frustrated as you are in the home selling process. It is hard trying to deal with sellers as they think their house is better than everyone else in the neighborhood. It also goes for buyer too, they think they know what houses are worth and want to pay way less. Bottom line is this, your house is only worth someone is willing to pay. As I tell my clients you need to do what is best for you and your family. If you feel you are at a end with this Realtor it might be time to move on. Some times change is scary, but it is needed. I would definitely not use the same agent. You need a neighborhood specialist that has a marketing plan for your home.

Also, know that by overpricing your home, you have possibly given it a stigma of "that house has been on the market forever, I wonder what is wrong with it". This is why pricing is so critical from the outset.

The bottom line is "price cures everything". In this market, if you really want to sell, you need to be willing to price it specifically and lower it periodically until it sells - assuming your agent is marketing it and getting people to view it. If it is a unique home and comps are an issue, you may even want to pay for an appraisal up front so you can show how it is priced compared to a real appraisal.

Open houses generally do not sell homes; its what agents do to keep sellers happy or find new customers (sorry to be the bearer of bad news).

I'd try a different Realtor. My neighbor across the street from my was having trouble selling and after switching Realtors it sold right away. I don't know if it was coincidence or if the new Realtor was more motivated.

all realtors are NOT the same. that's like asking if all doctors are the same or all lawyers are the same.

it really doesn't matter if you are the lowest priced home for SALE on your street. is your house priced according to what has SOLD on your street or neighborhood in the last 3 or 4 months.

if your husband priced the house higher than what the realtor gave you comps for, then well...that's your own problem. i've walked away from listings when someone got emotional about the price of their home. if they don't price it within 10 to 15% of the average comp...i don't take the listing. it's not worth my time and reputation.

is your house a "keycall" listing or an "appt. only" listing? that makes a big difference, has your realtor done any advertising for the house in a local paper, craigslist, etc.

if it's truly been 6 months and your house is PRICED CORRECTLY and you have had no offers, you should get a new realtor.

You must remember it is not her fault that you wanted to much for the house.The realtor is probably very stressed from having no sales .It is not her fault.You should re-list with her and have her get new sales comparables. Then price the home a little below that.Buyers are almost exstinct right now.We are in an extremely tough market.Try open houses,trim the trees and bushes ,paint if need be,And when showing the house have soft music playing
