My rented house flooded, my basement was packed with stuff, who has to pay to get all damaged stuff out of?
I currently rent a house. This morning I went down stairs to switch over my laundry and to my supprise there was a foot of water in the basement.

When it rains I always seem to get a little water down there but nothing major.

Now they are doing drain work on my road in front of my house. The drains are covered with an orange barrell.

I keep all winter clothes for a family of 5 and other stuff down stairs and it is just YUCK! The water smells and it is making my house stinky.

What do I do now and who is responsible for cleaning up all my stuff and can I get some kind of property loss i personally dont have renters ins and my lease doesnt say i have too?

I think you should spring into damage control. Get garbage bags and load up stuff to take to the laundromat, get everything washed and dried as soon as possible. Letting things rot and hoping someone will pay is foolish.

Call your landlord - he or she doesn't want a moldy place either, they might rent a pump and get the water out and they might help with cleaning. You won't know until you ask. Operate under the assumption that your stuff is your responsibility and the house is the landlord's

No one has to pay to remove your things.

No one has to pay to clean or replace them.

This is on you and your insurance. You chose not to have insurance, so it is simply your expense.

Unless the flood water is contributed by landlord lack of proper maintenace, you are on your own. Renters insurance may have covered it. I use the word "may" because often times policies exclude floods

You should always have Renters - our renters is only about $25 a month. Everyone has there own insurance that covers them. If you can't get the city to pay take this as lesson and get renters insurance.

We used to live in apartments and when some units burned down - people lost everything, They didn't have renters and the owners insurance did not cover tenants.

Your lease should not tell you what you need to have to protect yourself.

Well for your own protection you SHOULD have renter's insurance, but because it's for your own good, the lease doesn't require you to have it. Any sensible renter does have it.

READ your lease. What caused the flooding? That factors in to who is responsible for cleaning. But it is probably YOU. Your landlord is probably responsible to fix or repair the cause if something within the house broke, but it sounds like it is a village problem. Get yourself some Lysol and bleach and start working. Get all those clothes washed ASAP or they will mildew and get black spots, stains. Empty all the boxes. Get everything OUT and wash down the walls(all the way up) and floors several times. Let it dry and do it again. You don't want mold, which you will get if you delay, and your LL isn't responsible if it's your actions (or inaction) causing mold to get established. Take everything outside into the sun.

You should always have renter's insurance for your personal property. All that stuff is probably a loss unless you sue the city for damages.

You need to contact your landlord IMMEDIATELY when you have ANYTHING go wrong in the house and it's not your fault ESPICALLY water damage, fire, flood, or other natural event.
Otherwise the landlord can hold YOU liable for fixing any damage.

Renter's Insurance is not a requirement of the lease. It doesn't protect the landlord at all, it protects the renter. That is you. why would the landlord require that you buy something that protects you? You are the one to decide if you buy something that protects you.

Look at it this way, the mortician doesn't require you to have life insurance. It's totally up to you if you get a life insurance policy. Just like Renter's Insurance. totally up to you.
