I don't think you should have to store it. Your tenant gave you a 30 day notice meaning he/she would leave in 30 days, and if some of the stuff is still there, you should throw it out. You are not their keeper, so I wouldn't worry so much.... |

Once a property has been returned to the landlord it is your to do as you need. That is if it is past the 30days they gave. From my understanding all states view a 30 day notice as just that 30 days. Anything left after that time is your to do as you need. I have managed properties both residential and commercial up and down the east coast and this is how we handle it. |

Store it?? Hey they moved and left it there so toss it all in the trash. If they didn't bother taking it with them then clearly they didn't want it and left it for you to clean up. |

i wouldn't think that you would need to store it at all. they gave you the notice, and they should have to stick to it. anything left there should be seen as stuff they don't want or need anymore |

his lease has expired, the place is your property, therefore, the contents are yours as a result of his failure to relocate it.
if you want to be on the safe side, send him a written notice (if possible) notifying him you will be disposing of it. |

When you did the mutual Move-Out Inspection you should have noted there would be a $200 trash removal fee charged to their deposit unless they had the stuff out in 12 hours. |
