I would go the legal route to keep yourself right.
Keep trying to contact her to come to some arrangement about collecting her arrears but be firm - this is your property, but also write her a letter explaining that by not paying the rent on time she has broken her tenancy agreement and that you are within your rights to serve her with an eviction notice, sort of like a written warning, remind her when her rent is due and that basically if it happens again you will start proceedings to evict.
Maybe she does have a valid reason but at least by putting things in writing you will have 'marked her cards' so to speak and hopefully she will realize that you are not going to be a pushover.

Number one rule of Landlording: BE FAIR, but it doesn't pay to be nice.
READ the lease you gave them. . . .what are your options?
Immediately GIVE them the 5 day (whatever your state requires, 3, 10) notice of termination for failure to pay rent. . .be prepared to start eviction process...forms available at stationery store or online. . .
Waiting achieves nothing, but gives them longer to live rent-free
Serve the notice on them personally |

How far past due are they. They could be out of town or something like that. calling usually doesn't do any good any way. go over there and talk to them about why they are late/ could be that Labor Day messed up a pay period or an expected check. You should be able to get a feel if they are just deadbeats and don't intend to pay or if something has just come up and they will pay. How long have they rented from you if a long time with not other incidents then give them the benefit of the doubt but let them know that you expect the rent on time in the future. If this is a continuous problem evict them now and next time you rent to someone get a credit check to see how they pay their bills |

Im afraid you can't change her locks without giving her notice of doing so and giving her a key, she may be 5 days late with rent but she has rights just like you do. You must give her notice to leave or have a court order to evict her. She can take you to court saying you changed her locks without her knowledge, until you serve her notice she is still legally the tenant and has the same rights as if she had paid. If she hasn't paid monday then you can serve her notice, if she still hasn't left then you need to get an eviction order from a court. |

Eviction sounds logical. You did charge them the first and last months fees before they moved in, correct? |

send them a letter stating the following:
1. The rent is overdue and payment is due immediately
2. That by missing the payment they are in breach of their tenancy agreement/lease,
3. They must contact you ASAP.
4.Also that failure to pay their rent will result in eviction proceedings.
at least by putting it in writing if you do have to take legal action to get them evicted the judge can see that you tried to contact them i.e phone, letter, visit to reclaim the monies owed prior to taking this final action. |

I have a friend who used to be a landlord for several properties in a bad section of the city. When tenants refused to pay rent, he would go and take the front door off of the hinges...don't know if it was legal, but it got him paid! |

god... i feel for you. this is why i am not a landlord anymore.
you will have to do the process yourself or more likely get an attorney... appx 750 dollars depending...
first, a five day demand for rent needs to be mailed
if they ignore - then you can file with the court to have them brought it
they will go before the judge and make their case - they will also set a date for payment
if all is ignored you can go through eviction which again, depending on location can take anywhere from 30-60 days simple ... up to 6 months if they are clever or have children, elderly or sick people in the home.
i have had some tenants drag it out through court date after court date for almost 6 months...

It sounds to me that you have done the right thing. By changing the locks you have evicted her. I cannot imagine that she will contest your actions. Take photographs of the empty rooms and cupboards to prove the property had been abandoned. |

I would go round and talk to them politely and find out why they are having difficulty paying - take a family member or friend if you don't want to go alone. Resorting to legal action should be your last resort. Often these things can be resolved amicably. Try arranging a payment plan.
If they refuse or can't pay up then you are entitled to give them there notice, evict them and take legal action to recover any money. This should be a last resort however. Many tenants if evicted cause expensive damage though you are legally obliged to give notice and can't evict them until notice is up (typically 30 days). Your solicitor will be able to tell you exactly what your rights are.
Remember these are difficult financial times for everyone and so try to be understanding often the money will come just a little late. |

All you can do is put a note through the door asking if everything is OK and remind them of the rent date. It could be a simple explanation like illness, work pressure or they have lost their job and do not know what to do. If they have always paid before near enough on time, give them a few days and then try again.
You can not take legal action until they are two months overdue anyway and please do not do anything stupid like intimidating them as that can cause you even more trouble.
I hope you put their deposit into a government approved deposit scheme because if you did not, your rights are compromised ie, you cannot get them out at the end of the contract or by 2 months notice at six months automatically if you did not protect their deposit. They can also argue in court for the return of three times their deposit and they will get this.

Steal a tank from the local National Guard depot. Park it out front and aim the canon at the front door. Ring the doorbell. Explain that they have 60 seconds to pay in full or you will open fire. If the police show up, just run over the squad cars, crushing them. You might collect your rent AND make the evening news.
Or you could just stop by for a chat and firmly but nicely ask for your rent... or to work out a payment plan. |

go to the house/flat your renting out and bang on that door until they open it. take a friend or solicitor to encourage you or threaten legal action and don't leave until you have your money! |
