My tenants owed 4 months rent & vacated the property on the court date. How can I get their current address.?
My previous tenants owed 4 months rent & vacated the property on the court date. They vandalised my property before leaving. They still live in SE London, and I have seen them a few times at the shopping centre. One of them even bragged about their actions. How can I obtain their current address? How do I recover my money? I have problems paying my mortgage because of their actions. Thanks

The court will probably take action if they were a no-show for the case. In the meantime, there's not a lot you can do until your solicitor acts on it. Even then, you probably will only get a slow payment plan probably, whatever the court decides.

It's a difficult one. Did the court case go ahead and, if so, did you win? Again, if so, what exactly did you win - was it purely an eviction or did you get an order for them to pay what they owe? If it was the latter then you are able to employ the court bailiff to recover the money for you. Whatever court action you won you now need to inforce it and I do believe that the bailiff's are the most effective way of doing so.

Really sorry for you - there are some rotten people in this world and they just ruin everything for everyone else.

I assume if they vandalised your property that the police would have got involved, if not it will make things difficult. Maybe you could show up at the shopping centre at the same time as you saw them before and get someone they don't recognise to follow them home, so they can give the address to the courts.

If you got references from them before you rented it to them, you could always try to use the references. Be sneaky though, cause I am very sure their references (their friends), are not just going to give you the information you need if they know who you are and know what you want. You could call and ask for your previous tenants name and then when they say they don't live there, you could say "Oh, well they gave me this address, and phone number. Blah, blah blah, I'm calling from ??? and they actually won ?some contest, sweepstakes, trip? and I will need to get in contact with them in order for them to receive this, do you know their new information?" Or you could go the other route and say the old tenants gave the references information and they owe money, so you will need to get into contact with them to clear the references name. Anyways be creative if you do have the references. I have heard of people getting there information this way. Now if you didn't get the references like you should have you could just follow them the next time you see them like the other guy said. Or try and go about it the legal way but rarely will you re-coup your cash. Usually you will just lose in the court fees. Tenants can be a$$holes, so like everyone else said, you will probably just have to write it off. Sorry and good luck!!

Been there done that, sorry to hear about your problem tenants.
It sounds as if they are the sort of individuals who care not about other peoples property, an all to common ocurrence unfortunately.
If you sue them in the small claims court would they have any property on which you could ask the court to distrain, or would they have a bank account which the court could order to pay you (garnishee order).Do they have a job, as an attachment to earnings could be appropriate. Before you could start proceedings you would need to find their address, I doubt whether the electoral roll would be a source of imformation if they have only just moved out of your house. Try following them discreetly if you think they live in the vicinity. Would they have a landline telephone number,try BT directory enquiries, an internet inquiry is free. Whatever you do it will cost you more money which you probably can ill afford. You may have to slink away and lick your wounds and don't ever be tempted to rent out your house again!!! The exclamation marks are meant for the scumbags out there who indulge in this inconsiderate conduct.

Carry a base ball bat with you next time. You could use that to get them to pay.

If they did not pay your rent when they lived in your property you have about as much chance as a snowball in the hot place of getting any money now, even if you find their new adress you will have to pay to take them to the County Court and if they have no money its just good money after bad. I have one ongoing at the moment and will have to write of the outstanding rent.
