Matthew H | My wife and I have been trying to sell our mobile home without luck, any advice on how to sell it quickly? |
Our home has been on the market for over a year and we just have no luck selling it. We have had it listed with 2 different listing agents and had 0 offers thru them. In fact they never shown it once. We have tried selling it ourselves and have had quite a few calls on it, but we don't seem to be able to get anyone to walk through it. I know if we could get someone to go through it, we would get some offers. My wife has done some extensive work on the inside and it looks amazing. I never offer a price over the phone when they call because at this point I am willing to really negotiate a price. We owe 8k on it and would be willing to take a loss because we found a house we really want to buy. Any advice would be great, thanks |

You need to be more aggressive on pricing, first of all. If you're willing to take a loss, don't be afraid to tell prospective buyers that you are willing to negotiate a fair price, and that you are motivated to sell. |

Try listing it on Craigslist.org and see if you get any bites. It won't cost you anything and is a great free resource. If you don't get any bites, all you've lost is the few minutes that it took you to list it.
If what you've been doing all along hasn't been working, try a new approach. If you have not listed a price up until now, maybe you should. If you add "MUST SELL" to the listing, you'll have a better chance of getting traffic into the place for showings.

It's hard to sell a mobile home because nobody can get a mortgage on it; it's not "real property" like a foundation-based house.
Try renting it out. If you only owe 8K on it, you may be able to stick it out and keep it for some residual income. |

You might have limited options since you dealing with a mobile home.
option #1- If you can afford to, try and advertise for sale owner finance and set the payments to cover your monthly bank loan and maybe a small dawn payment. Make sure that you seek legal advise when doing the contract, if you choose this option. This will attract people that might have questionable credit and cannot use a bank. Make sure that you choose wisely on the occupants that you finance.
option #2- look at turning your property into a rental. rent it out to cover your loan payment and some minor fee for upkeep. This will help you get out of there and into the place you desire. You might also find that with such a low balance on your loan. when you pay it off you will have a supplemental income if you keep renting.
option#3- Depending on where you live, some areas have places that will buy places like your in order to turn them into rental property. You can check with your real estate agent and see if the know of someone looking for this option. also look in the paper and see who is advertising rental property and if you see multiple listing for the same contact number, you might give them a call and see if they are interested in purchasing your property for another rental unit.

People now in days want to see pictures! If you want people to see the inside then advertise with photos that show off your homes best qualities. Make sure that you tell people that your price is very much negotiable and you are eager to sell. Try local papers, on line real estate sites and make flyer's to post (with color photos) around your home town bulletin boards. Good Luck! |
