NEED HELP!! MY LANDLORD IS PSYCHO!!?
So, we moved in and paid a pet deposit for our canine friend. my bf decided to bring home a puppy for xmas BUT he ok'd it with the landlord first verbally. I confirmed it with her twice verbally. she came over to the residence unannounced and started inspecting the place. it has been a month since we got the puppy and she is asking for a 2ND pet deposit. it says nothing about a second pet deposit in the lease and these were not the terms when we asked her if we could get a puppy. she tries to tell us how we need to live. she said we need to pick up the boxes in our shed (not in the lease), we can't drink beer or alcohol outside of the house (what??), and we can't wear shoes in our house or put the dog water and food inside the house. WHAT DO I DO?? I don't want to move. the house is awesome and rent isn't that bad. but how do i tell her i am not paying a 2nd deposit because that wasn't the agreement? I'm so frustrated!!

My landlady said it was ok for us to get a new puppy BEFORE we picked her up. We have had her a month now and our landlady never said anything about a second deposit. We have spoken several times on the phone and she still never said anything. My lease does not say that we have to pay a deposit for EACH pet. It says we need to pay a deposit of $300. AND it says that if we decide to obtain any more pets we need to get written permission from the landlord. NOTHING about a 2nd deposit. Thank you for everyone's responses!

First, since she is female, she is a "landlady". However, she doesn't sound like much of a lady ! (She sounds like an interfering busybody ... and an extortionist, as well).

You have a witness (your boyfriend) to the fact that the pet deposit was agreed, and a verbal agreement is binding in law.

The property owner may only enter YOUR residence with your agreement, and only by prior arrangement. By virtue of receiving payment from you, the owner has significantly reduced her rights.

You are free to ignore demands regarding wearing shoes in the house or drinking (anything) outside the house.

If you are in any doubt about your legal position, you should seek legal advice, or consult someone at your city office or Town Hall.

The landlord cannot change the lease unless she does so in writing and with so many days notice and your agreement. You can pay the 2nd deposit to keep the peace (I would ignore her other complaints/demands) OR you can argue the legal aspect of it bearing in mind that when your lease is up she may ask you to move. If you pay the deposit, get a receipt in writing with the agreement (also in writing) that the deposit will be returned at the end of the lease same as your security deposit.

Agreements between landlords and tenants do not mean a thing UNLESS they are in writing and agreed to by both parties. If you have nothing in writing, your landlords has got you by the -----. If you decide to stay, get all the landlord demands negotiated and in writing. Good Luck.

Your lease probably specifies 1 pet and now you have two. You have breached the terms of your lease by getting a second pet. Unless the other items she is nit-picking about are part of your lease, don't worry.
Laws in many states say verbal agreements concerning real estate are not enforceable. Google landlord tenant laws in your states.

Make very sure that it does not say deposit for each pet, in the lease. Also, the terms as far as drinking, and shoes should be in the lease if they are to be enforced. The shoe thing is mute, because part of a lease agreement is flooring, and wear and tear of fflooring(carpet) is built in to any living rental space. You could file a suit in small claims, but it would create more problems for you than the good it would do. I say, adjust to her terms, as silly as they are, and pay the second deposit. you should get it back anyway, unless it says non-refundable. If you evaluate the pros and cons, and you like the house very much, you probably should put up with her ridiculous demands. If it gets worse, then you might want to get out of there. Also ask her to put the terms in writing (amend the lease). Hope it helps, and good luck!

I have never heard in my life that it is ok for a landlord to enter with out a 24 hour( at least) verbal or written statement. IN my state they must give 48 hours!

telling you you can't wear shoes?? that is what a deposit is for..if you are messy and ruin the carpet that bad, that is your own problem(and of course you would have to pay in the end).

Does your lease allow for 2 dogs? If not...time to kiss some bootie or get rid of your new addition. If your lease is silent on the issue...expect it NOT to be renewed.

To be completely honest, it sounds like no matter what goes on you're going to have a hard time with this landlord. Get a lawyer to review the lease, and maybe set up a meeting with the landlord to explain that certain things you do that are not in the lease are not your obligation to uphold.

Some landlords require a deposit for each pet.

You are either going to have to deal with her demands or leave.
