Need Own Space..Condo or Apartment!!?!?
I am a 22 year old female single with no kids. I recently graduated from college with a B.A in accounting and started a job making $35,000.00 3 weeks ago. I currently live at home with my grandmother and I am ready to move out. I sleep on a sofa and there is no privacy. I am considering either renting a apartment or buying a condo. However, I am concerned about whether this would be wise because I want to go back to school and what if I move to another state say in the next 5-7 years? Any suggestions? How different are the cost b/t the two? Pros? Cons? Thanks Guys...

Condo prices are down in most markets. I don't know about yours, but check with your local Realtor. Go through the pre-approval process with a lender to know what your loan costs are going to be and what you can afford. Then do your budget and see if it makes sense compared to renting. Remember that you will probably see some appreciation in 5 to 7 years if you choose carefully. Don't focus on just the individual unit. Pay careful attention to condition of the building, the amenities, the budget, the reserves, the management etc. What would you rather do: make your next move to another rental with just a pocket full or rent receipts, or have that down payment on another house from the sale of your condo?

If you have $ 30,000 saved you can put $20,000 down and get a mortgage on that condo.

Get an INTEREST ONLY mortgage. You won't build up equity, but if the value goes up you get the capital gains. Your payements will be lower and your interest rate is FIXED.

YOur salary is on the cusp between rent and owning a condo so be shure you either have other income or reasonable expectation that your salary will increase.

IF not, my advice is to get an apartment.

Hire a financial consultant and explore the options in detail.

if it is short term like 3-5 years, id say rent an apartment, that way you don't have to worry about maintenance issues with your property. and you don't have the worries of buying and selling anything. it is so much easier, and if you decide you dont like it after a year, you can always not renew your lease and buy a condo then.

the pros of apartment living is of course, maintenance and pest control in included with rent- not extra, and rent is usually cheaper than a mortgage.

the cons are of course, you never own it, but if you were just planning to sell it later anyway- it would be more cost effect to just rent, especially the way the market is now.

there are other things to consider, like neighborhoods and pets, but those are all preferences really.

Well with an apartment it's not actually yours. They can also be nice tho because if you want to move you don't have to worry about selling your place. As with a condo (if you buy it) you can't just say I don't want it anymore. Condos are also nice because it's like your own space. I mean you actually own it. Tip- I like alot of the colorado condos.
I would say go for an apartment right now and maybe a condo later.

I would purchase a condo. Prices in many areas are down, interest rates are great. Hopefully when you are thinking of going back to school, you have saved enough money to keep your place, or maybe you can move into something cheaper and rent your condo out, or sell it for a profit.

Well with that kind of money you will have no problem getting yourself into a nice place!!
What do you want to do? Whatever decesion you make is right.
The whole cost issue will depend on where you move so the best thing for you to do is make a budget for yourself and see where you want to go.
Its not easy being on your own with bills and such but once you get yourself on a healthy budget, you will be fine!
