i would first get motion sensor light becuase when they see the lights they wont want to stay in the lights incase someone can see them, or hire a security guard, motion sensors that when somehting crosses its path it rings back to you. or put up fence theres alot of things or even get a watch dog |

You got the idea. Cut-resistant locks, security cameras, motion activated lights, even a guard service to stop by and look around from time to time. |

Hello I am Greg i own 4 apartments 2 units 2 houses now i used hidden surveillance cameras i found out who was doing the breaking in i reported to the police and then kick the tenants but i told them loads of time first and warned them surveillance cameras are the best way to plus the locks good luck |

Hidden surveillance cameras are the way to go. http://defendwell.com has some really superior options for great prices, including this one http://www.defendwell.com/product_info.php?cPath=112&products_id=209 that looks like and doubles as an EXIT sign. There are steps you can take to ensure you get better tenants (background check, require referrals), but there is no guarantee you will get the best people every time. Try your best to protect yourself, your property and your other tenants...and good luck! |

Security camera. Once you have them on tape, call the police and have them arrested. Assuming you have in your lease that vandalism and/or breaking and entering is cause for eviction, then evict.
Edit: I would suggest a hidden camera, since if they knew it was there, they would just break the camera. This way the camera is safe (at least the first couple of times) and the baddies are out.

First find out why they keep breaking the lock to the basement door.
Surveillance cameras, alarm systems will help identify and apprehend the culprits. A second security door (barred one) will slow them down also.
I also suggest you be more selective with your tenants. Such as criminal background checks, references from prior landlords, etc. Maybe even increased security deposits. Check with your lawyer on different things you can do to protect yourself from destructive tenants, and the legal aspects in regard to screening your tenants. |
