If you absolutely have no choice, there are those "we buy houses" creeps who basically pay you half of what your house is worth and paint it and do minor repairs and flip it for a huge profit. I would suggest giving it a good clear out and take some photos of each room, and the outside. Hold an ebay auction. I would put a reserve if you require a specific amount from the sale. Many properties are sold this way. You can instruct a title co. to do the escrow and searches in the mean time. Look through the other real estate auctions on ebay to get a general idea of what you should state within the description. You can also place a for sale by owner sign outside the house to be sold. You should also visit the local realtors to inform them you require a quick sale, a broker or a well known investor may purchase it immediately.
