If you absolutely have no choice, there are those "we buy houses" creeps who basically pay you half of what your house is worth and paint it and do minor repairs and flip it for a huge profit. It's a horrible way to go, but if you are facing certain forclosure, it might be less of a beating on your credit rating than allowing the house to forclose.

If you are facing forclosure, www.naca.com might be able to help. They are a non-profit housing advocacy group that does it's own lending. They also are against predatory lending and will sometimes stop forclosures by refinancing the debt themselves.

I would suggest giving it a good clear out and take some photos of each room, and the outside. Hold an ebay auction. I would put a reserve if you require a specific amount from the sale. Many properties are sold this way. You can instruct a title co. to do the escrow and searches in the mean time. Look through the other real estate auctions on ebay to get a general idea of what you should state within the description. You can also place a for sale by owner sign outside the house to be sold. You should also visit the local realtors to inform them you require a quick sale, a broker or a well known investor may purchase it immediately. Contact the Carlton Sheets Organisation, they may know people in your area who are seeking to acquire properties. They may be able to help you sell the property very quickly using creative financing, especially usefull if you are seeking to hold off a foreclosure. The purchaser may be able to pay off the arrears immediately to stop the repossession, and then organise the completion of the transfer later on. You can find Carlton Sheets online. His organisation provides courses in real estate acquisitions.

The appearance, condition, price, and terms will affect a transaction. Make the house as appealing as possible to as many people as possible. If you are taking photos of rooms, empty them if you can. Photo's of the outside should not contain trash cans and junk.

Remember, you may have to sell the property for less than appraisal, but it is you who needs to sell, so don't think you are doing the buyer a favour. Money is hard to come by, and people become more cautious when something seems too good to be true. Be honest, and don't be afraid to tell the prosectives why you are in need of selling so fast. If it's a good deal, they will not want it to be wasted and repo'd. They will work with you if they know what is really going on.
