Neighbor keeps mowing and edging my lawn without permission - legal ramifications?
My neighbor's kids used to mow my lawn for a fee. Last year I told him I would be taking care of it myself from then on and I bought a lawnmower. But each week, if I don't get out and mow my front yard before about noon on Saturday, he'll have his kids do it and then he will trim and edge and occasionally, even water. He has not asked for any money and I have not offered. I prefer to do my mowing in the evenings when it's cooler, but frequently I will come out to the front yard with my mower on a Saturday afternoon and find him already mowing it. I have made subtle hints about the situation but haven't made a huge deal out of it. I think he does it out of generosity but am not certain. For a while I thought, if he wants to do work for free, let him, but now I am wondering what the legal implications are. Can he file some kind of claim against me or something?
P.S. I am not a slacker, it's just that I prefer to choose for myself what day and time I do my yardwork and he doesn't wait.

Maybe they all really enjoy doing lawn and yard work.

It's your right to refuse their help, but I really don't think they mean any harm.

If you really don't want them to do it, tell them you enjoy doing it and use the time to clear your head, need the exercise after sitting in an office all week blah blah and prefer to do it yourself.

This is a problem? I wish I had that problem. You've got a kid who will mow your yard to be nice. If he knows you are not going to pay him you have no problem. Be thankful that someone cares enough about you do you a kindness. Offer him a cold beverage when he mows and be sure to thank him. There will come a time when he moves on to another job and then you can mow again.

Dude, why look a gift horse in the mouth? You don't have to mow. Over the winter, my neighbors and I will just snowblow each others sidewalks. Whoever happens to get out there first will just do everybody's. There never was any kind of agreement made, it is just being nice. Do ya think this guy is just being friendly and it is his way of doing something nice for someone? Try saying "thank you " to him. See how that goes over.

He can't file a claim, unless you signed him to an "Exclusive Right To Mow" contract.

Sure, theres all sorts of stuff that can happen. I would write a letter to him (and keep a copy) asking him to stop mowing your lawn, and that you prefer to do it yourself. Otherwise, if he gets hurt on your property, you get screwed. Plus, he has a verbal contract cause you were paying him for a while....if you dont put a cancellatin in writing, he could come at you. then its his word against yours. never good

Well, first, there would be no legal course he could take against you. Unless he produces some sort of fake contract saying he's a landscaping company or something. Second, let him do it - it saves alot of wear and tear on your brand new lawnmower and you some time. If it really bothers you, just go tell him. It wouldn't be rude unless you acted rude about it.

I suggest you go ask him because I have never heard of anybody getting somebody elses property because they maintained it. Maybe he wants to get in your good graces,and maybe he just enjoys yard work. You really need to talk to him.
